Work has commenced on a new $85 million apartment development in the Adelaide CBD.

Penny Place (above), developed by Flagship Property, will have 152 apartments. Over half have already sold off the plan.

Flagship Property Holdings chief executive Mark Jarman broke the ground with Stephan Knoll, the South Australian minister for planning.

The block sits next door from the Kodo apartment development, Adelaide's tallest residential tower (below).

In September the first residents moved in to the 30 storey building which soars over 100 metres above the street.

Also developed by Flagship, the $100 million Woods Bagot-designed building has 202 apartments.

Located near Victoria Square, Kodo includes a four-level podium from ground level, which incorporates car parking, bicycle parks and residential apartments.

On the top floor of the podium sits an exclusive resident sky garden, with landscaped entertaining and recreation areas, as well as surrounding apartments with mezzanine floors and generous private terraces.

Additional one, two and three-bedroom apartments rise up another 26 levels, offering sweeping views towards the Adelaide Hills and coastline.

There's also be ground floor retail and commercial tenancies.
