Longstanding Lower North Shore developer Hyecorp is continuing to expand its development pipeline, lodging plans for a new tower in Chatswood.

The State Significant Development Application proposes a 28-storey tower at 37 Archer Street, following closely behind their application for a 259-apartment project designed by FK.

Dubbed Celine, the Chatswood development will add a further 125 apartments to Hyecorp’s growing portfolio, which also includes Audrey in St Leonards—now nearing completion with only a handful of three-bedroom apartments remaining—and Juliet, a boutique 37-apartment project in Roseville.

Fuse Architects won the design competition for Celine, with the jury commending the proposal for its "strong response to the site context, the originality and thoughtfulness of the architectural proposal, and the consideration of the wider Chatswood context."

In their submission, Fuse noted that Chatswood is defined by its diverse community and rich cultural heritage as the home of the Gamaragal people.

"The area has always been an important place, with a vibrant history of gatherings and ceremonial traditions. Any new building should honour Country and the culture associated with this land through tangible and intangible outcomes," they wrote in their Design Report.

The apartment mix—spanning one-, two-, three-, and four-bedroom residences—aims to cater to a broad range of residents, including singles, couples, sharers, families, and investors.

Hyecorp doubles-down on Lower North Shore with Celine, Chatswood tower

While the CBD defines the heart of Sydney, its character shifts from block to block.

Whether it's the harbourfront at Circular Quay with views of the Opera House and Harbour Bridge, or the southern end near Chinatown and Central Station, no two streets are the same. Each pocket offers something different—particularly for the growing number of people calling the city centre home.

The latest addition to Sydney’s new apartment pipeline is <a href="https://www.urban.com.au/new-apartments/sydney-house-194-204-pitt-street-sydney-nsw-2000">Sydney House</a>, a joint venture between First Sponsor and ICD Property. The project will redevelop the historic City Tattersalls building, a landmark site near the corner of Pitt and Market Streets since it was designed by architects Sherin and Hennessy and constructed in 1891 by Paddington builder Archibald Truehope.

Sydney House presents a new chapter for the location, with construction well advanced to create a 55-level mixed-use tower comprising 241 premium apartments positioned above a new 135-room boutique hotel. BVN Architecture has led the design of the tower, which will rise above the retained heritage podium. That podium, to be carefully restored by FJC Studio, will house a collection of high-end hospitality venues once complete.

Sydney House is positioned in one of the city’s most walkable and connected locations, within minutes of major employment hubs, public transport, and retail landmarks including the Queen Victoria Building, Pitt Street Mall and the Strand Arcade.

Pitt Street Mall is consistently named in the top 10 most expensive retail strips in the world, further reinforcing the precinct's significance as a premier commercial and lifestyle destination in the Sydney CBD.

The project is also situated just a few minutes’ walk from Gadigal Metro Station and Martin Place, placing residents within reach of the wider Sydney metro network, including Barangaroo and North Sydney.

Opportunities to build in Melbourne’s long-established inner suburbs are increasingly rare. In Kew—one of the city’s earliest residential precincts—that scarcity is even more pronounced.

Dorian, a new residential development by Ricdanic Investments, is notable for precisely this reason. This timeless ethos extends beyond the built form. The development is nestled among mature canopy trees and long-established green spaces—an environment that informed every aspect of the design.

Leading the landscape architecture is John Patrick, a respected figure with nearly 50 years in Australian landscape design. From the outset, preservation and enhancement of the natural environment were central themes.

“When you’re working in a setting like this, with pre-existing mature trees, you work very hard to look after them,” Idle says.

The gardens have been designed with flexibility in mind, offering space for quiet reflection, family gatherings, or entertaining—with a seamless connection between indoor and outdoor zones.

“These are flexible gardens,” Idle adds. “Not designed with a single purpose in mind—a perfect place for grandchildren to play, for entertaining friends, or simply to sit and enjoy the calm and greenery.”

While Kew has seen infill development over the years, it remains one of Melbourne’s most desirable and consistent residential areas. With its riverside location, established infrastructure, and mature landscape, it offers a setting that can’t easily be replicated in newer growth corridors.

South East Queensland builder-developer Mosaic is continuing its dominance in the new development space.

Before even releasing their new Kangaroo Point development, <a href="https://www.urban.com.au/new-apartments/the-carter-by-mosaic-77-linton-street-kangaroo-point-qld-4169">The Carter</a>, to the open market, they've sold 85 per cent of the 125 two- and three-bedroom apartments.

Interest has come primarily from Mosaic’s existing customer base, with the majority of sales attributed to returning buyers and direct referrals. Purchasers include a balanced mix of investors and a strong majority of owner-occupiers.

The Carter, on a prime 2,124 sqm site on Linton Street, has been designed in collaboration with BDA Architecture and includes a suite of wellness and lifestyle amenities across its 22 levels including a golf simulator/cinema, commercial-grade gym, and a rooftop recreation level with pool, steam room, sauna, cold plunge, teppanyaki bar, private dining space, and landscaped terraces.

The Carter follows Mosaic's debut Kangaroo Point development, The Bedford by Mosaic, which is also nearly sold out and well under construction. Due to the speed of sales, construction has been brought forward on The Carter, also to be built by&nbsp;Mosaic’s internal, ISO-certified building team. Completion is forecast for early 2027.

Three years after delivering one of the fastest-selling developments in Palm Beach, Ignite Projects is back on the local development scene.
