Melbourne auction tipping: A family home that ticks a lot of boxes in Northcote

A Northcote home going to auction this weekend will test the market for bigger homes.

There’s a website, www.propertytycoon.com.au, where punters can guess what they think properties will sell for at their weekend auctions in Melbourne and Sydney. This season Property Observer readers have their own competition, which you can access here. The winner of the overall competition will win $1,000.

The Northcote market has been very strong in recent months particularly for bigger family homes. The property at 6 Membry Street is a house that will tick a lot of boxes for home buyers, however as we move closer to Christmas the number of buyers in the market will get thinner as each one buys and exits the market.

The timber Edwardian home has been quoted to sell for between $1.25 million and $1.35 million, and Bev Adam from Jellis Craig has indicated this is an accurate quote. Recent comparable sales suggest she is spot-on, with a couple of sales at $1,325,000 and $1.4 million in recent months.
