Infill site in north Brisbane with development potential listed
A 5.76 ha site on the north side of Brisbane has been listed for sale or joint venture, with prospects for re-development subject to council approval.
The 441 Beams Road site in Fitzgibbon can be used for mixed purposes or residential, commercial / retail, retirement and aged care use, according to its description.
The site provides consistent holding income from the Big Easy Golf & Leisure Centre there.
There is a bulk earthworks approval providing for an nearly 3.3 ha development lot which will flow on to about 2.5 ha of open space, and further parkland to the north.
The vendors are in the process of lodging a material change of use application for medium/high density development, providing the property with further development upside, according to marketing agents Brendan Hogan and Adam Rubie of Colliers International.
“The demand is being driven by buyers in the northern corridor that want to be in close proximity to all the amenity, public transport and have easy access to the Brisbane CBD,” said Hogan.
“This is an outstanding opportunity as infill development sites of this scale are highly sought after in this location.”
The property is adjacent to the Queensland government’s recently announced Urban Village redevelopment of the old QUT Carseldine campus. The renewal of the 45 hectare site is expected to be completed in four stages over four years, with around 900 homes accommodating about 2,000 residents as well as commercial and retail space (source: Economic Development Queensland).
The site last changed hands for $38,000 in 2003, according to www.realestateview.com.au.
“The subject property is well connected to transport nodes, including public transport as well as road infrastructure,” said Rubie.
Shops and cafes are also nearby, he added.
