A converted Carlton converted church has been sold by Scott McElroy and Will Caldwell from Hockingstuart who had it listed with $3.5 million hopes.

Positioned on one of Carlton's best tree-line streets, the 96 Drummond Street house comes with three double bedrooms.

It has open plan lounge/living and separate large entry foyer.

It last sold at $1.55 million in 2006.

The courtyard garden leads to a double lock-up garage with a one bedroom loft apartment with bathroom and kitchenette.

It is within walking distance from the Exhibition Gardens, Melbourne Uni and RMIT, major hospitals and CBD.

The residence came with an initial $3 million to $3.25 million price guide. The sale price has not been revealed.

 The suburb's median house price sits on $1.47 million, according to CoreLogic.
