Construction has commenced on a new boutique development on Chevron Island on the Gold Coast.

Marquee Development Partners’ project Stanhill will have 61 two and three bedroom apartments on offer in the nine level building.

Marquee Development Partners CEO Mark Spedding said the project was 65% sold.

Remaining two bedroom apartments are currently priced between $539,000 and $609,000.

"We decided on a boutique mid rise building so we could offer larger apartments for owner occupiers with expansive views and first class amenities on the rooftop, and buyers have responded with enthusiasm, exceeding our pre-construction sales expectations," Spedding said.

"With fewer neighbours, residents will be able to take full advantage of Stanhill's resort-style facilities including a stunning rooftop entertainment area, which will feature a large spa, gym, barbeque terrace, private dining room and business lounge, all with amazing views over the river and HOTA.

"The majority of enquiries to date have been locals wanting to be at the doorstep of both HOTA and Surfers Paradise, as well as investors who recognise the opportunity to capitalise on Chevron Island's  transformation in to a cultural hub, driven by  the new bridge, HOTA (the planned  $380 million Home of the Arts precinct) and retail amenity."
