A three-bedroom townhouse in the Sunshine Coast region’s Mountain Creek suburb has sold for $391,000 under a mortgagee sale.

The 31/2 Photinia Crescent dwelling in Brightwater was advertised for auction with mortgagee in possession.

The property previously sold for $386,000 in 2012, according to CoreLogic data.

"Aspect North" in Brightwater includes a in-ground resort style pool, BBQ facilities and has easy access to the Sunshine Coast University Hospitals and educational institutions, apart from shops and beaches.

Townhouse 31 has high ceilings, zoned ducted air conditioning, stone bench tops, security screens and a double garage.

It also has outdoor entertaining with a garden.

The rental return is estimated at $450 per week.
