Emu Park site with cottage listed for auction as mortgagee sale

A 2,385 sqm site with a two-bedroom cottage in the Queensland town of Emu Park on the Capricorn Coast is up for auction on October 21.
The mortgagee is exercising the power of sale for two-bedroom house at 52 William Street, according to its description.
The property settled for $160,000 in 2005, CoreLogic RP Data showed.
Prior to that, it was put on the market in 2004 with expectations of $209,000.
The site has two street frontages of 40 m and 60 m that would allow scope to redevelop the site or renovate the existing house.
Emu Park's CBD is close, as also a primary school.
The listing agent is Lindsay Lodwick of Ray White.
The median house price for Emu Park was $310,000, according to CoreLogic data.
