Hobart leads the nation in year-on-year house asking price gains and the Melbourne market is hot according to SQM Research.

The latest Weekly Asking Prices Index from SQM Research found only Darwin and Perth had softer prices due to the mining downturn. SQM Research managing director Louis Christopher said asking house prices are higher in most capital compared to one year ago, highlighting the robustness of the national property market.

"Only Darwin and Perth continue to report softer prices, as can be expected with the mining downturn," he said.

"Elsewhere, Hobart leads year-on-year gains while Melbourne's property market too is hot.

"Prices are slightly lower for Brisbane units, though asking prices for houses are up. Watch this space for emerging signs of oversupply in units, especially in Melbourne and Brisbane."
