Chinese developer Poly receives approval for residential project in Sydney's Epping

Property developer Poly (Australia) Real Estate Development Pty Ltd [Poly] has received development application approval on its 501-apartment Poly Horizon project in the northern Sydney suburb of Epping.

Poly has received approval from the North Sydney Joint Regional Planning Panel (JRPP) to develop a landmark mixed-use precinct that will comprise three residential towers, including a 21-storey tower, a 22-storey tower and one seven-storey tower. The approval also includes 1,000 sqm of ground level retail.

Construction on Poly Horizon will commence in April, with the developer not requiring bank finance and therefore not needing to achieve sales thresholds to receive construction finance.

“Most developers usually need to achieve at least 80-90% pre-sales to commence construction however due to the financial strength of Poly, this is not necessary. This gives further confidence to buyers that Poly Horizon will be delivered on time,” said Poly managing director Arthur Wang.

Designed by multi-award winning architects PTW, the development features reticulated façades and will consist of a range of one-bedroom plus study, two and three-bedroom apartments as well as a small number of penthouses.

Positioned on an elevated ridgeline, the development will offer views of the CBD and the Blue Mountains.

“At completion, the project will feature a ground floor with cafes, restaurants, public art and a large podium courtyard," said Wang.

The project’s approval comes at a time when Epping is set for a transformation, with the NSW Government’s Epping Town Centre Plan to be implemented.
