Coochiemudlo Island - and the 4184 postcode - was identified as one of the most affordable rental suburbs closest to the Brisbane's central business district, according to Australia's first rental affordability index.

The index is a joint project between peak housing advocate National Shelter, Community Sector Banking and SGS Economics & Planning.

Property Observer went looking for properties in the suburb and came up with these listings: 

1. A three-bedroom house at 3 Eprapah, COOCHIEMUDLO ISLAND 4184 (below) is up for rent for $400 per week. The property last traded for $375,000 in 2014 reflecting a gross rental yield of around 5.5%.

2. Another three-bedroom house at 1 Oakes Street, COOCHIEMUDLO ISLAND 4184 (below) has a rental of $370 per week.

3. A two-bedroom house at 11 Carefree Street, COOCHIEMUDLO ISLAND 4184 has a rental of $350 per week.

The median rent for houses in Coochiemudlo Island is $310 per week with a gross yield of 5.2%, according to data on www.propertyvalue.com.au. Even though the median rent is well below the national average of $395, the yield is higher than the national average.
