With the market declining, many anxious agents are advising vendors to take the best pre-auction offer rather than risk falling flat on auction day.

The trend has turned a little away from the heat of the boom when it was long suffering would-be buyers putting in bullish offers that likely exceeded anything from rivals on auction day.

Auctioneer Rocky Bartolotto said while a few properties that featured bigger land size and development secured sensational results on the weekend, many of the day's other results had one to two registered bidders as the average bidders per property dropped to an average of just over 3 per property. 

"The lower buyer numbers is attributed to higher selection of property available this Spring," he said.
