Sunland has bought Brisbane's indulgent Pink Palace mansion with plans for 28 boutique townhouses on the prime 6300-square-metre St Lucia site.

It was bought for $11.125 million following the death last September of socialite Cindy Fleming of an asthma attack.

Sunland's managing director Sahba Abedian said the acquisition demonstrated Sunland's continuing confidence in the Brisbane market.

The site, which has views to the Brisbane River and city centre, was sold by executors of the late socialite, Cindy Fleming.

The $45 million luxury residential homes will be constructed at 276 Swan Road after the mansion and its pink boundary wall are demolished.

The luxury residence, with two guest houses and resort style pool and gardens, had 1,580 square metre of under roof improvements.

Colliers International marketed the property resulting in 80 enquiries and 10 offers.

Sunland expect to lodge its development application by September.

The local newspaper suggested it was Brisbane's monument to '80s glitz, glamour and extravagance

Cindy Fleming bought 276 Swann Road in 2005 for $7 million from internet porn king Greg Lasrado.

The Pink Palace was built by Brisbane builder Noel Kratzmann over 14 prime residential blocks, taking six years to complete with Noel Kratzmann dieing in 1989, just before it was finished.
