Big house sales on either side of Sydney's Centennial Park

This week has seen two big house sales on either side of Sydney's Centennial Park.

There was $4.7 million paid for 55 Darley Road, Randwick North on Tuesday night. Then on Wednesday night Leppington, 42 Lang Road, Centennial Park (pictured above) sold for $6.2 million.

The Darley Road price was $500,000 beyond the previous highest sale price in this eastern park-side locale. It last sold at $1,952,500 in 2003.

"It really is a sellers’ market right now," BradfieldCleary selling agent Bob Guth advised.

The reserve was $5.7 million when auctioneer Damien Cooley secured the result for Leppington at its Raine & Horne Double Bay auction through agent Wayne Ihaka.

It is a 1906 home at 42 Lang Road on a 1,094 square metre directly opposite Centennial Park, a sandstone Federation manor with high Victorian design influences.

It last sold at $1,305,000 at 1995 auction, after 94 bids, to then Channel Nine solicitor James McLachlan and Veena Patel.

Recent price guidance came when Nick and Kathryn Greiner secured $6.25 million further along Lang Road.

Both Lang Road and Darley Road are heavily trafficked, but their proximity to the park underpins their buyer enthusiasm.
