Cabramatta secured the weekend's cheapest auction result when $325,000 was paid for a two bedroom unit.

The Ray White marketing advised its annual rent return was $17,680 at $340 a week, reflecting a 5.4% yield.

The sale was secured pre-auction.

Located just a minutes walk from the Cabramatta CBD, the first floor, freshly painted, street facing unit came with an updated kitchen and two balconies.

The 1976 apartment had a lock up garage.

It last sold in 2007 at $175,000, reflecting 8.3% annual price growth, and at $185,000 in near-boomtime 2003.

The Ray White Green Valley selling agent was Scott Whittle.
