A mix of local owner occupiers and investors have purchased 70% of the 136 apartments in Doncaster's Gardenhill development, within three months of its launch.

The development is a joint venture between Melbourne's Beulah International and Malaysia's Fajarbaru Builder Group. Woods Bagot designed the project, with a curved façade and sliding panels on both the exterior and in the apartments' interiors.

The internal movable panels allow residents to rearrange the layout of their apartment.

The rooftop garden has been designed by Jack Merlo and includes a teppanyaki BBQ, an edible garden, deck and grassed entertainment area.

Prices for one bedroom apartments in Gardenhill (pictured above) begin at $390,000. Both one and two bedroom apartments are available.

Fajarbaru-Beulah International (Melbourne) executive director Jiaheng Chan says the flexible interiors have attracted buyers, which include both downsizers and investors.

"We've found the project's flexible interior spaces and moveable sliding panels along with the impeccable architectural design and stunning uninterrupted views to be some of the biggest draw cards for the project so far," said Jiaheng.

The development, currently under construction, is one of a number currently being marketed to buyers in Doncaster.

The nearby Imperial Doncaster (pictured below) is offering a Chinese New Year special, with developer AFX covering stamp duty costs for buyers until 28 February. The medium-rise, 10 storey development has 93 apartments.

Designed by Buchan Group Architects, the apartments are priced from $547,000 for a two bedroom apartment, but some apartments exceed $2 million. There are currently 12 apartments available.

The AXF Group, which began developing property in 2005, ranked among the busiest developers in Melbourne's outer eastern suburbs, Property Observer reported in 2013.

In 2011, the group completed another Doncaster project, The Berkeley, a 116-apartment block.
