It was next door in 2012 when $2.12 million was paid in a record Culdees Road, Burwood Height sale.

Now there is a new record for the suburb.

Late last year the neighbouring house at 2 Culdees Road fetched $2.566 million having been listed for December 20 auction. It last sold in 1996 at $645,000.

Matthew Everingham and Richard Baini at Richard Matthews Real Estate Strathfield secured the sale of the four bedroom house with study.

"Undoubtedly one of the area's premier federation properties, Jindabyne is a stunning home of elegance, grand proportions & country charm," the marketed suggested.

It is set on a 1,366 square metre holding with sweeping 30m frontage.

It is the first record price Property Observer has spotted as we start the new year.

The plans are to cover them across the country during 2015.
