A home at Freshwater on Sydney's northern beaches has been sold for $2.2 million, reflecting land value for the 367 square metre offering.

It was listed with price expectations in the high $1 millions.

Listing agent James Smyth said that the sale reflected a record land price.

The original timber cottage with views - south towards Manly and north to Curl Curl - last sold 103 years ago.

The 23 Carrington Parade, Freshwater was sold by executors of Rita Edwards, who passed away within weeks of her 100th birthday.

Rita’s mother-in-law bought the beachfront block in 1911 and built the house in 1913.

The Freshwater average sales period sits at around 10 years, according to RP Data.
