More than halfpenny needed as 16% difference in Sydney auction price guidance gap

An analysis of auction offerings across Sydney on the last weekend in August indicated that there was an 16% gap between the price guidance and the eventual higher sale price.
 
The 15 sales ranged from one result which was just 5% over the price guide in Surry Hills to one sale that fetched 38% or higher than the initial price guidance in Arncliffe.
 
During the prior August weekends the Property Observer analysis reflected average gaps of between 11% and 18%.

One of the weekend sales was 11 Half Penny Avenue at Kellyville (pictured) which was 11% higher than its price guidance.
