A Fitzroy North property built in 2010 for Martin and Catherine Southwood, owners of furniture store Southwood, was passed in at weekend auction on a $1.2 million vendor bid.

It now has a $1,325,000 asking price.

The Zen Architects-designed three bedroom home with strong passive solar design attracted 2012 honours from the Australian Institute of Architects.

164 McKean Street was awarded an AIA commendation for sustainable architecture.

The London-bound couple had 164 McKean Street built in weatherboard and brick with rear deck.

Bev Adam of Jellis Craig had been expecting $1.3 million plus in her pre-auction advisory.

It traded at $567,000 in 2008.
