Downsizing vendors hope to make room for the next generation as a Glen Iris property goes to auction this weekend.

For those who want to have a harmless punt, there's now a tipping website, www.propertytycoon.com.au, where punters can guess auction five results in Melbourne and Sydney, with no outlay. It's mostly about testing your market knowledge with a small cash prize as a sweetener.

One of the five Melbourne properties in week two of the competition is 64 Rosedale Road, Glen Iris.

Glen Iris lies in the heart of Melbourne’s ageing population, and 64 Rosedale Road is typical of many properties we will see come onto the market in this area.

Having been enjoyed as a family home in a great location close to parks, shops and schools it is now time for the next generation to move in and enjoy everything the property and location offer.

The property has a functional three-bedroom, two-living-zone floor plan and while liveable now it would benefit from a renovation that took advantage of the massive 886-square-metre block of land.

James Redfern from Marshall White has indicated strong interest in the $1 million to $1.1 million range.
