A Kew property going to auction this weekend is likely to appeal to empty-nesters.

There's now a tipping website, www.propertytycoon.com.au, where punters can guess auction five results in Melbourne and Sydney, with no outlay. It's mostly about testing your market knowledge with a small cash prize as a sweetener.

One of the properties going to auction this weekend in round 11 is 2/1 Mountain Grove, Kew, which has all the ingredients for the empty-nester that is ready to downsize.

The single-level villa unit means no stairs when the knees get shaky in years to come, and the three bedrooms means plenty of space for when the grandkids come to stay.

A blue-chip location close to parklands and amenities cap off the wish list. Demand for property with these characteristics is often strong, and with an ageing population that trend is likely to continue for a few years to come.

Agent Greg Toogood from Jellis Craig is confident the property will be sold under the hammer for $1.1 million to $1.2 million on Saturday.
