Friday Form Guide: Potential yields of 4.4% in Glenroy

A rental analysis of the property carried out by selling agent Danny Coffey of Ray White Tullamarine estimates the rental potential to be about $350 per week. The house is listed with price hopes of $410,000 plus. If it sells for $410,000 it will net an investor a yield of 4.44%, higher than the gross indicative yield for Glenroy of 3.5% for houses, according to RP Data. A result of $440,000, which Coffey says he is hoping for, would net an investor yields of 4.14%. The property goes to auction on Saturday, August 6 at 12.30pm.
