Tian An LFD has launched its $320 million Auburn Square mixed-use project set in the geographical heart of Sydney, with the majority of enquiries to date stemming from first home buyers keen to secure 2020 prices and capitalise on a 0.25 per cent cash rate.

Positioned in Auburn, enquiries to date have predominantly come from young families looking to firm up their security and swap the rental market for a new home in a family friendly suburb and setting.

“What we’ve seen, is a number of buyers want the security of their own home in an established suburb that ticks all the right boxes in terms of value, quality fixtures and lifestyle, while also falling within the quality school capture zones they desire,” Mr Stewart said.

With market sentiment still reflecting uncertainty due to Covid-19, many renters are looking at these conditions as an opportunity to purchase within new developments in key growth areas which offer lifestyle, quality schools and future employment options, with home buyer grants further buoying their decisions.

Construction will soon commence on the three stage, 427 apartment development situated in the well- established and culturally-rich suburb of Auburn, which is surrounded by eight outstanding parklands and offers residents access to a number of desirable schools such as the first high rise school in NSW, the Arthur Phillip High School.

Stage one will include 148 apartments in one, two and three bedroom configurations spanning 10 levels, with prices starting at $455,000 after up to $69,000 of government grants are applied.

“This is a wonderful opportunity to capitalise on the government’s new home buyer grants that are allowing many to enter the housing market for the first time,” Mr Stewart said.

Home buyers are currently only required to raise a 5 per cent deposit to secure a new property, with the Federal Government matching this with another 5 per cent and new home buyer grants delivering a further $25,000 to purchasers.
