Hunter Valley sees increasing annual dwelling sales: CoreLogic

The Hunter Valley (excluding Newcastle) has witnessed a 7.7% increase in its annual dwelling sales over the 12 months to April, according to the latest CoreLogic Regional Market Update. 

The property data firm suggests Hunter Valley has recorded 6,108 dwelling sales over the year, with a 8.9% increase in its house sales. 

The unit sales has declined by 1.2% over the same period.

The property data firm says the region's unit values have declined by 1.8% over the year. 

Its current median unit value sits at $330,262.  

Its median house value has increased by 2.1% over the same period to $444,639. 

A Corlette unit situated opposite the beach was sold for $345,000 in February. 

The 2/161 Bagnall Beach Road home (pictured below) comprises three bedrooms, two bathrooms and double garage. 

The ground floor unit is situated within a complex with a swimming pool.

A three bedroom house in Metford has recently been sold for $450,000.

The family home at 24 Foveaux Crescent (pictured below) features modern living area, family dining room, well-equipped kitchen and alfresco deck. 

The property was last sold in 2014 for $350,000.

The vendor discounting sits at -4.5% for houses and -4.4% for units.

At the same time last year, vendor discounting was -4.3% for houses and -3.7% for units. 

The average days on market for both house and units have noticeably increased in the past 12 months.
