EXPERT OBSERVER

Ray White Surfers Paradise Group is taking advantage of an improving outlook in the Gold Coast property market with its highly anticipated Spring auctions scheduled for next month.

With auction results around the country now generating spectacular sales often well above reserve, it’s the perfect environment for sellers to sell their property. There is a significant shortage of properties on the market and spring will undoubtedly deliver that added volume of buyers that surface at this time of year which is certainly an added bonus for sellers.”

The highly successful in-room auctions at the Gold Coast Turf Club will attract a wide audience from right around Australia. “The most recent auctions have shown a strong resurgence in interest out of New South Wales and Victoria.

This has resulted in every sellers dream of a relatively quick sale within 30 days of a property going on the market and a very high success rate.

I expects improving market conditions to make the Spring auctions one of the most successful on record.

We’ve been talking to both buyers and sellers who are keen to take advantage of improving sentiment.

From a buyers perspective the biggest challenge for markets is a lack of stock and we are definitely seeing this on the Gold Coast.

This lack of supply certainly allows sellers to maximise their chances of securing good sales prices.

The recent drop in interest rates together with the stimulus from the tax cuts are all making a strong argument for buyers to get out and secure their properties and have settlement before Christmas.

This investment environment is highly attractive – we are in unchartered territory when it comes to low interest rates and there probably has never been a better time to buy in the last 30 years.

Spring is traditionally one of the best times for the property market.

People who may be moving either to or from the Coast are looking to buy or list their properties around this time of year.

Buyers generally want to be in their homes by Christmas and buying now gives them ample time to be organised to achieve this come the summer holidays.

Similarly, sellers who might be moving away, or relocating for work or school, feel this is a good time to sell because of the strong increased demand for property and it too gives them the opportunity to prepare well in advance of their following year’s plans.

Properties for auction include:

1. 7843 Pavilions Close, Hope Island - a four-bedroom, three-bathroom designer home featuring open-plan living, a butlers pantry and lap pool;
2. 17-23 Slingsby Road, Tamborine Mountain - a five-bedroom, three-bathoom country style home set on 20235m2 of property
3. 10 Pebble Beach Drive, Runaway Bay – a five-bedroom, three-bathroom watefront home set across a 730m2 block

The Spring Selection auction will take place on Thursday, October 3rd at the Gold Coast Club.
