Australia’s only acreage display village launched in Queensland
The first major acreage display village has been launched in Queensland’s Jimboomba, by the Queensland Master Builders Association and QM Properties.
Five builders are showcasing six acreage design homes at the Jimboomba Woods estate, located on Mundoolun Road, while the sales centre is on Euphemia Street.
QM Properties sales manager Damien Ross said that there is no opportunity in residential display villages to present large homes, particularly when they’re larger single storey options.
The five builders are Metricon, Newstart, G. J Gardner, Oracle and Stroud. The display homes will be up to 60 square metres in size.
“We have several builders who specialize in these upscale homes, and they really need to be able to showcase them in real bricks and mortar,” said Ross.
However, the supply of small acreage blocks is finite, he said, with the 2005 South East Queensland Regional Plan curtailing large scale subdivisions, yet there is still interest in tree changing.
“The planners do not like Rural Living/Residential zoning and want to restrict this due to infrastructure and services issues, but our buyers love them,” he said, noting that planners are concerned about the longer roads, extended postal services and future demand for facilities such as schools.
Jimboomba Woods is a 550 lot acreage development and one of the last rural subdivisions allowed. Over 60 sales have occurred this year, with 65% of the buyers being local Logan City residents looking for first homes or an upgrade. The other buyers are from the Gold Coast and Brisbane.
QMBA Villages manager Andrew Rockley said that the area of Jimboomba was chosen as the Brisbane to Beaudesert corridor will be one of the strongest areas this cycle.
“Acreage is a market niche which thrives in Queensland, with a growing number of buyers looking for larger footprint,” said Rockley.
Land sizes in the area range from 4,000 square metres to 2.37 hectares. Some blocks are near level, while others are elevated with Brisbane city views.
The rural residential zoned blocks are priced from $232,000. Horses are permitted on larger blocks, and all are kerbed, channelled and include underground power.
