Property investment in Arizona offers an easy 10% net return: International Property Source's Elie Mougel

Australians can potentially make 8% to 10% net returns a year by investing in the US property market, according to International Property Source (IPS), which has just opened in Australia.

Key markets in the US are offering an investment opportunity and rental returns as it recovers from 2008/09 forecloses.

IPS director Elie Mougel said he has heard many stories of three bedroom houses in good suburbs that were once fetching between $AUD300,000 to $AUD400,000, are now in the sub-$AUD100,000 bracket. 

"Suburbs like Phoenix in Arizona have taken a huge hit in recent years, with some house values reduced down by over 70%," he said. 

"Buying real estate in the US is a relatively simple process which involves setting up of a Limited Liability Company and a US bank account without setting foot into the US to buy and receive monthly rents. 

"It costs around $55,000 to $95,000 to get started, which includes the set-up for the buying structure, the property itself (2-3 bedrooms and completely renovated in a good area of town), and settlement costs. IPS handles the rest with its in-house property management company, and the process takes about a month. Net returns of 8% to 10% a year."
