The sheer statistics of the imbalance between dwelling approvals, construction of dwellings, and population growth, shows a frightening landscape for the Victoria capital.&nbsp;

Not so much for those however who have a foot on the property ladder. Investors are, and will continue to reap the rewards of a high migration numbers, pushing rents up, while owner-occupiers, generally, will see the value of their property rise with demand, again both local and international, outstripping supply.

<h3>Multiplex to build $2 billion STH BNK By Beulah towers</h3>

Beulah had a huge build up to the announcement of their construction partner for their $2 billion, twin-tower <a href="https://www.urban.com.au/new-apartments/sth-bnk-by-beulah-60-southbank-boulevard-southbank">STH BNK by Beulah</a> development back in August.

They chose&nbsp;<a href="https://www.urban.com.au/builders/multiplex">Multiplex</a> as the builder of the two intertwining towers which are set to become the tallest skyscrapers in the southern hemisphere upon completion in 2029.&nbsp;

The five-year construction timeline will commence in late 2023 or early 2024.&nbsp;

<h2>Andrews Labor Government to ramp up apartment approvals across Melbourne</h2>

In September it was announced the then Andrews Labor Government was working on reforms to clear&nbsp;the backlog of approvals and build more homes, faster.

Over the last year to September, the number of dwellings approved across the state fell by 26.1 per cent.

At a council level, there’s a backlog of around 1,400 planning permit applications for multi-unit housing that have been sitting with councils for more than six months waiting for a decision. Some 550 of those applications have been waiting for more than a year.

Of these, 78 projects have a development cost of more than $10 million – and would deliver around 4,900 new homes.

Premier Daniel Andrews said "building, buying, renovating or renting shouldn't be this hard."

"We need to build more homes, with the best design standards, where people want to live. And that means going up and out – not just out," Mr Andrews said.

Minister for Planning Sonya Kilkenny said&nbsp;Victorians deserve a planning system that works with them – not against them.

"It should be a clear, transparent and accountable system – because Victorians deserve to know who is planning our city and state.”

Wattletree and Dorman Capital’s newest development is bringing something completely different to what South Yarra has seen in recent years, on one of the sought-after suburbs last remaining riverside sites.

Firstly, the $190 million project presents itself as a high-rise building at 20 levels, considerably lower than some of the towers dotted in central South Yarra, but higher than the compact low-rises on the fringes of the suburb. However there's only 58 apartments in the building designed by SJB. It's owner-occupier focused on a grand scale.

Because of the size of the building, Wattletree were able to provide amenity as if it was a true high-rise tower. There's a rooftop with a&nbsp;swimming pool, alfresco dining space with a barbecue kitchen, and an indoor dining area.

The second major point of difference compared to other towers is the location. It's quietly tucked away off the busy Chapel Street, offering the prospect of being near the activity without being disturbed by it. Chapel Street is one of Melbourne's coolest strips, lined with bars, restaurants and cafes.

It's also got the outlook back to Melbourne from a number of the apartments as well as the roof. The views aren't only on offer from the higher apartments, due to the fact the site sits in front of the protected&nbsp;Melbourne High School's football ground, so views can't be built out.

The project has just 58 apartments, a stark comparison to other high-rise towers in South Yarra. Other towers of the same height tend to home over 150 units.

Wattletree and Dorman Capital's decision to engage SJB as the project's architect came after an extensive competition process. SJB's concept for South Yarra House was deeply rooted in the local context.

Numerous site visits, photographic studies, and sketches of nearby buildings allowed the team to gather a collection of ideas, drivers, and inspirations.&nbsp;

Inspired by South Yarra's iconic Art Deco and Spanish mission homes and apartment blocks, such as the Beverley Hills flats and 31 Marne St, SJB's design concept merges a timeless New York tower aesthetic with these local references.

With a predominantly brick and concrete façade the architects have strategically prioritised unobstructed views to the north while ensuring the building's thermal efficiency and solar performance.

The façade features a gridded column and beam composition, with glass set back deeply, and a few arched moments that add a touch of charm.

The modestly scaled tower comprises three floors dedicated to commercial and retail spaces on the lower levels.

Above, 13 levels house crafted residences, with a maximum of five apartments per floor.

The upper levels offer even more exclusivity, with only two to three apartments per floor. To top it off, residents will have access to a communal rooftop where they can enjoy panoramic views.

Situated in front of Melbourne High School's football ground, the dwellings offer expansive views of lush green landscapes and the majestic Yarra River.

"A return to South Yarra grandeur and refinement": How SJB designed South Yarra House

Inner-city Melbourne apartment seekers are set to get a rare opportunity to secure a slice of South Yarra, in an area dominated by high-rise, high-density towers.

A joint venture between&nbsp;Wattletree and Dorman Capital will see the development of South Yarra House, on one of South Yarra last remaining riverside sites on the Claremont Street dress circle.

The $190 million project is being developed by Wattletree, a development company founded by Rob Pitts and Nick Moylan in 2021.

While South Yarra House will be Wattletree’s fifth project, it signifies the first JV partnership between Wattletree and Dorman Capital.

The site will become home to around 60 apartments across 20 levels.&nbsp;The project has been inspired by simple, brutalist, art-deco New York architecture.

Dorman Capital acquired one of the sites in 2018, with the two adjoining lots acquired by Wattletree in May 2021, allowing for a 1,000 sqm amalgamated site offering uninterrupted views of central Melbourne, the Yarra River and the Royal Botanical Gardens.

SJB Architecture and Hecker Guthrie Interiors have been at the forefront of the designs that resonated well with Stonnington Council members when approved in July.

Wattletree Director Nick Moylan says the building is a product of a changing world, and a return to first principles when it comes to the spaces we live and work from.

“The market for quality owner-occupier and down-sizer apartment product is growing, and from what we’re seeing, still under-served. We’ve tailored product to suit that," Moylan suggests.

Initially the idea behind Dorman Capital's purchase had been for a commercial office project, Dorman Capital Managing Director Nick Dorman said.

“We were initially pursuing a commercial office project which had challenges due to the site's land proportions, prior to Wattletree acquiring the adjoining sites and approaching us with a joint venture proposal which alleviated those concerns," Dorman said.

“We quickly built a strong relationship with Rob and Nick and were impressed with their partnership focused style and collaborative, no fuss approach to decision making,” Dorman added.

Rob Pitts is well versed in the property and construction industry, having co-founded Hacer Group in 2000 alongside Kevin Hibberson.

In 2021, Rob stepped away from Hacer Group, selling his shares to focus his time on Wattletree.

“I served as CEO of Hacer Group for 21 years up until 2021, growing and leading the company through a diverse range of multi-million dollar projects for leading Australian property developers, investment groups and private companies. In June 2021, both Kevin and I decided it was time to sell our shares in Hacer.

“We were both very proud of what we had achieved at Hacer and felt that it was time to hand over the batten. I was particularly excited about focusing 100 per cent of my time on property development.

“Nick Moylan and I started Wattletree Development because we are both very passionate about property and love the development process. Our focus for Wattletree is to develop a reputation for creating and delivering a pipeline of high quality, market leading and innovative property development projects,” said Rob.

Wattletree’s first four developments include three commercial projects in Hawthorn, including the iconic, state of the art ‘Xero’ head office building on Burwood Rd, as well as a 33-apartment building in Clifton Hill.

First look: South Yarra House apartments set to launch

A 20-level mixed-use structure has been approved for a prime riverside holding in South Yarra, one of the last sites in the Forrest Hill Precinct yet to be redeveloped.

The development, which spreads across an amalgamated site at 49-51 &amp; 55 Claremont Street, is an entirely local endeavour, developed by Melbourne-born property development practice Wattletree, in partnership with the prominent Melbourne-based Dorman family via their investment office, Dorman Capital.

&ldquo;Buildings in the area are renowned for over-stacking, early on we made the deliberate decision to go the other way. We&rsquo;re producing just 62 apartments, ranging from five&nbsp;residences per floor in the lower portion of the building, to full floor residences in the upper, meaning it&rsquo;s not true high-density living in the typical sense.&rdquo;

Spread across a wide river facing frontage, the building offers 270 degree uninterrupted views over the Central Business District, Yarra river, Royal Botanical Gardens and the historic grounds of Melbourne High.

A different offering for the neighbourhood, quietly tucked away at the river end, the building is set to take full advantage of its gateway position. The views, carefully framed by generous floorplans, high ceilings and large format windows, are unprecedented.

Another tick for buyers is the air rights on the east and west adjacent sites have been historically secured.

The building itself&nbsp;marks an exercise in restraint.

&ldquo;Rather than forcing multiple design ideas and materials to compete, we prefer a more disciplined approach,&quot; Moylan adds.

No strangers to execution, Wattletree, the under the radar Melbourne-born property development practice from ex-Hacer co-founder Rob Pitts, and ex-engineer Nick Moylan, in partnership with the Dorman family, via their growing property vertical, collectively bring a proven ability to deliver.

&ldquo;Quality is where it begins and ends for us. Simple, beautiful, well executed buildings that stand the test of time. In our field this shouldn&rsquo;t set us apart, but we have all walked into buildings that are more form than function. Nobody needs a space that makes life more difficult. Our job is to make life better&rdquo; says Moylan.

Drawing cues from the mix of heritage buildings, Victorian era and modernist architecture that South Yarra has long been characterised by, the building marks a commitment to do the area justice, now and for generations to come. A fixation with detail that as Moylan notes, &ldquo;is an obsession. We consider each space like it&rsquo;s our own, and 
couldn&rsquo;t be any other way even if we tried&rdquo;,&quot; Moylan adds.

Securing unanimous approval for the 62-apartment structure, the building was supported by Stonnington Council&rsquo;s urban designer, who believes the building sensitively manages its relationship to existing abutting residential properties in a manner that will not unreasonably compromise their amenity.

SJB referenced New York Mayor Bill de Blasio in their design response to the project.

&quot;New York Mayor Bill de Blasio has declared that skyscraper made of glass and steel have no place in our city or our Earth&nbsp;anymore. We tend to agree,&quot; SJB noted.

&quot;With South Yarra being rich of heritage buildings, Victorian era and modernist architecture - this proposal draws upon its context for cues and inspiration.

&quot;We&nbsp;are looking at creating a sustainable, honest and robust&nbsp;building with great longevity.&quot;

The project is set to launch later in the year.

Taking prime position on the river end of Claremont Street, the upcoming residential building from Wattletree and Dorman Capital is a rare proposition in a precinct starved of larger, owner-occupier stock.
