SOL by Walker - First Ave, Maroochydore

<p>The Sunshine Coast off the plan apartment market is looking prime for a big 2025, with several developments from some of the regions biggest developers to launch next year.</p>

<p>Still a relatively untapped market as far as new apartments goes, a handful of developers have been creating places to live up and down the Sunshine Coast for years, while some are being attracted to the new CBD which is forming in <a href="https://www.urban.com.au/developments/maroochydore-qld" target="">Maroochydore</a>, Australia's largest&nbsp;greenfield CBD&nbsp;project.</p>

<p>The new Maroochydore City Centre is being developed on the former 53-hectare Horton Park Golf Club. Around 10,000 residents will eventually call Maroochydore City Centre home with 25,000 workers commuting to the CBD daily.</p>

<p>Sunshine Coast Mayor Rosanna Natoli said it would be great to see more apartments in the city centre, bringing even greater vibrancy and excitement to the growing heart of Maroochydore.</p>

<p data-v-a814a589="">“Decades of planning have positioned the Maroochydore City Centre as one of the best locations for housing and high-quality inner-city apartment living," Natoli said.</p>

<p>Habitat Development Group, one of the leading developers in Maroochydore over the past two decades, is now focusing on another CBD development as the city continues to grow into one of the most economically thriving in the country.</p>

<p>Recently completing The Corso, one of only a handful of residential developments completed in the Maroochydore CBD, Habitat will launch <a href="https://www.urban.com.au/new-apartments/the-millwell">The Millwell</a>, a similar two-bulding development, early next year.</p>

<p>At the time of the development application submission in 2022,&nbsp;Habitat Development Group Managing Director Cleighton Clark said the Millwell is in a terrific location.</p>

<p>"It’s nestled directly adjacent to the Sunshine Plaza, with 200m frontage to Cornmeal Creek and walking distance to the rapidly expanding&nbsp;<a href="https://www.urban.com.au/developments/maroochydore-qld" target="">Maroochydore</a>&nbsp;CBD," Clark said, adding that the city has evolved dramatically since Habitat first started building in the coastal area.</p>

<p>“We’ve been building on the Sunshine Coast for the past 19 years and have witnessed property in the region go from strength to strength, particularly the last four years.</p>

<p>"The Millwell provides us another opportunity to meet the demands of the growing region."</p>

<p>National developer <a href="https://www.urban.com.au/developers/walker-corporation">Walker Corp</a>&nbsp;is one of the joint venture partners delivering the new Maroochdore City Centre alongside the Sunshine Coast Council and SunCentral Maroochydore.</p>

<p>Walker Corp recently revealed a $220 million mixed-use project, <a href="https://www.urban.com.au/new-apartments/sol-by-walker-first-ave-maroochydore">Sol by Walker</a>, in the heart of CBD.&nbsp;</p>

<p>Brisbane developer <a href="https://www.urban.com.au/developers/dusk-group">Dusk Group</a> identified beachside Caloundra for their next development.</p>

<p>Currently constructing Aurora on Depper in Brisbane's St Lucia, Dusk is planning Sunset, a seven-level building with 36 apartments minutes from&nbsp;Kings Beach and Bulcock Beach.</p>

<p>Dusk is catering for a wide range of buyers, with prices starting from $700,000. Construction is set to begin in Q2 2025.</p>

<p>Sunshine Coast developer&nbsp;<a href="https://www.urban.com.au/developers/cube-developments">Cube</a> is preparing to launch <a href="https://www.urban.com.au/new-apartments/lago-birtinya-2-prosperity-drive-birtinya">Lago</a>, which will continue the local developers commitment to delivering residential projects in premium coastal locations up and down the Sunshine Coast.</p>

<p>The&nbsp;<a href="https://www.urban.com.au/developments/birtinya-qld-4575">Birtinya</a>&nbsp;apartment development at&nbsp;2 Prosperity Drive will comprise just 47 high-end apartments.</p>

The top four apartment developments set to launch on the Sunshine Coast in 2025

<p>Walker Corp is continuing its push in South East Queensland.</p>

<p>A few weeks after its Robina megasite was given fast tracked approval to develop 2,750 homes, Walker Corp has pushed the go button on <a href="https://www.urban.com.au/new-apartments/sol-by-walker-first-ave-maroochydore">Sol by Walker</a>, on its large Maroochydore CBD site.</p>

<p>The developer has filed $220 million plans for a two-tower, mixed-use development with 251 dwellings. The towers will share a three-level podium that will home extensive commercial and retail spaces.</p>

<p>The 6,715 sqm sits on the corner of&nbsp;First Avenue and Future Way. The 19-level towers will be inlign with Habitat Development Group's recently completed The Corso apartment development.</p>

<p>Walker Corp is proposing 55 one-bedroom apartments, 111 two-bedrooms, 80 three-bedrooms, including 11 townhouses, and five four-bedroom apartments.&nbsp;</p>

<p>The town planning report by Walker Corporation&nbsp;Principal Planner,&nbsp;Nicole Topple, said the proposed diversity of housing stock in the development will provide dwellings at various price points, allowing a cross-section of the population with differing demographics and family sizes to move into the development. A third of the proposed dwellings comprise three or more bedrooms, providing opportunities for families.</p>

<p>Plus Architecture said in its design report that&nbsp;Sol in Maroochydore sets a new benchmark for high-quality residential living, serving as a catalyst for future development in the Maroochydore Town Centre.</p>

<p>"This project seamlessly combines design excellence, sustainability, and sub-tropical living principles, creating a vibrant and engaging public realm."</p>

<p>They said the development goes beyond being a residential building, offering active public interfaces, inviting lobbies, and shaded public spaces that foster community interaction.</p>

<p>"Awnings along commercial and retail frontages, along with integrated street trees and vegetation, enhance the pedestrian experience and reflect sub-tropical design considerations. Robust materials and thoughtful landscaping ensure the building's longevity, allowing it to withstand coastal conditions while remaining aesthetically appealing."</p>

<p>Sustainability is at the core of the design, Plus noted, with provisions for electric vehicle (EV) charging, resilient plant species, and vegetated rooftops that reduce the heat island effect and enhance the urban environment.</p>

<p>They said expansive recreational areas promote community interaction, creating a strong sense of belonging among residents.</p>

<p>"Architecturally, the design is inspired by the natural formations of the Sunshine Coast and the Maroochy River, with towers oriented to capture stunning views of the ocean, river, hinterland, and city. Full-height glazing, deep slab projections, and permeable balustrades maximize natural light, airflow, and shading, ensuring comfortable, energy-efficient living spaces that connect residents to their surroundings.</p>

<p>"By combining timeless design with innovative and sustainable practices, the project is designed to create a development that remains relevant and cherished for generations, setting a new standard for living in Maroochydore.</p>

<p>There were three pre-lodgement meetings with council before the recent application.</p>

<p>Over the next 25 years, the South East Queensland population is expected to grow by 2.2 million to almost six million.&nbsp; The Sunshine Coast is anticipated to grow by 219,000 people, requiring 84,800 new homes.</p>

<p>At least 4,000 new homes will be delivered in the Maroochydore City Centre Priority Development Area,&nbsp;a 62-hectare site centrally located in Maroochydore. It includes the former Horton Park Golf Course, privately owned land, and a drainage reserve.</p>

Walker Corp unveils Sol by Walker in Maroochydore CBD

The South Australian masterplanned community Riverlea has brought forward development of its retail and homemakers precinct by two years given strong house and land sales.

Stage one of the 80,000 sqm retail centre is now expected to start in early 2022.

Just 35 minutes’ drive from the Adelaide CBD, Riverlea will have over 12,000 homes for 30,000 residents. 

Stage one is on track for completion early September with first residents ready to move in next year.

The $3 billion project is being by Walker Corporation.

Its executive chairman Lang Walker said "Adelaide has fallen in love with his Riverlea vision."

"The speed in which lots are being sold is phenomenal," he said.

“I want Riverlea to be my signature statement and an incredible place which will be revered in South Australia,” Mr Walker said.

Over 240 house and land lots have been sold with hundreds of families on the waitlist for its next releases.

Riverlea offers a long-term solution to the rapid population growth expected in Adelaide’s North West, anticipated to climb by 26,000 over the next decade.

Riverlea will have four retail shopping precincts.
