National developer Urbex is approaching the sellout of its luxury Manly residential development, The Wellington Collection.

They've sold out each of the six apartments in the Wellington Street building, leaving just two townhomes remaining for sale. The last apartment in the building sold for $2.6 million.

Scaffolding is expecting to come down in the next few weeks, with construction slated for early next year.

“Manly already has significant value in its lifestyle offering, so it was important for any project introduced into the suburb to hit the mark with trade up or down owner-occupiers from interstate, the Sunshine Coast and Brisbane,” Craig Covacich, General Manager of Urbex Realty, said.

Covacich said the slowdown in the real estate sector off the back of interest rate hikes has not mitigated the severity of an undersupplied housing market, magnified by the turbulence developers have had to navigate to deliver their projects.

"Supply chain and labour cost issues have placed many builders and developers in financial distress, some of which have collapsed, and consumers are cautious when purchasing off the plan,"&nbsp;Covacich said.

Urbex has its own building division, JMac Constructions, which&nbsp;Covacich says provides a&nbsp;point of difference and grants the business a level of resilience and flexibility.

Covacich believes the townhouse model may also be a solution to the high demand given the housing supply crisis in South-East Queensland.

“With the rise in the population in Queensland and changes to what consumers want in their homes, there is a shift in what the ‘Australian dream’ home looks like. In the past, this was a large block, four-bedroom house and a big backyard. Many are opting for building upwards, rather than outwards, and cutting out the fourth bedroom and investing those saved funds into shaping the urban space and amenities within the dwelling."

The Wellington Collection’s remaining two townhomes span over 460 sqm internally and have three bedrooms, a multi-purpose room, three car spaces, a workshop, an internal lift, and a private plunge pool.

Mackay’s Harbour Beach is making way for redefined coastal living with exclusive, upscale beachfront townhomes under construction in response to market demand for low-maintenance living by the sea.

A first for the Mackay Region, The Beach Collective features&nbsp;seven luxury townhomes by national developer Urbex, in collaboration with Bold Architecture which pay homage to the coastal surrounds.

Urbex Realty General Manager, Craig Covacich, said they are&nbsp;seeing a shift in lifestyle demand across Queensland, as an increasing number of buyers prioritise low maintenance living and convenience in their home search.

"Consequently, there has been a surge in the popularity of townhomes, duplexes, and apartments,” Covacich said.

The Wellington Collection in Brisbane's bayside is set to come out of the ground.

The project, of just six luxury apartments and two townhomes, is being developed by Urbex Living, a division of Australian national award-winning developer Urbex.

The residences, which boast views over the Manly boat harbour and Moreton Bay, are spread across two new buildings at 7 Wellington Street. Apartment sizes start from nearly 200 sqm and rise to 472 sqm. Prices start from $2 million, with the townhomes priced at $3,375,000.

General Manager for Urbex Realty, Craig Covacich said a Manly Village lifestyle is highly desirable with the suburb well entrenched in its gentrification.

“Recent home sales are now exceeding the $5 million price tag and many others firmly sitting above the $2 million range - Manly has very quickly become a frontrunner in the Brisbane property market. The suburb has presented a compounded growth rate of 40.5 percent in houses and 27 percent in units based on the past five years of sales,” Covacich said.

Completion of the project is slated for late 2023, with nearly half of the apartments already secured.&nbsp;

Nearly half of the project has sold to local buyers, and Covacich says with the&nbsp;continuing demand for bayside views, they expect much of the remainder of the collection to attract Brisbane locals looking to be closer to the water.

“Much of the appeal for The Wellington Collection to date has been from buyers seeking housing solutions aligned to their new phase of life, like growing their family or transitioning out of life with kids," Covacich said.

"Many of these consumers have benefitted from significant lifts in their existing assets which is enabling them the opportunity to embark on these lifestyle changes, and through the apartment or townhomes options, they’re finding that balance between access to what a house offers without the maintenance hassles.

Urbex Development Director, Carl Bruhn, said the group was fortunate to be in a position to activate the development, when most developers are having to put a hold on delivering as they grapple with both development financing and construction cost hurdles induced by the pandemic supply chain choke and labour shortage crisis.

“Urbex has a track record of delivering award-winning communities nationally and we are excited to commence construction on this bespoke offering in Manly,” Bruhn said.&nbsp;
