Belvue Runaway Bay: A haven of luxury and wellness

Polites Property Group has bolstered it's growing Gold Coast apartment development pipeline, submitting plans for a boutique tower on a recently acquired site on Surf Parade in Broadbeach.

Acquired off market, the 607 sqm 152 Surf Parade site is located in the heart of Broadbeach, opposite Nikiforides Family Park and near to Broadbeach Bowls Club and Broadbeach Surf Life Saving Club.

It will home just 21 apartments, 18 three-bed units and three four-bedroom apartments.

With sweeping protected views overlooking the green expanses of the park extending to the ocean, Polites joint Managing Director, Marcus Polites said the site had been purchased with the intention of building a boutique project featuring an exclusive number of full-floor residences.

“With an idyllic location opposite one of Broadbeach’s most iconic parks, this site offers a unique aspect in a coveted, central location,” Polites said.

“There is strong demand for large format, full floor apartments along the coastal strip and in Broadbeach, this is hard to come by.”

Marcus and his twin brother Alex are the grandson’s of late property tycoon and BRW rich-lister Con Polites, who amassed a portfolio of more than 50 Adelaide CBD buildings before his death in 2001, which the Polites family still own, manage and develop.

Reaping the benefits of three generations of property experience and a track record working with some of the best in the business, the brothers are the developers behind several prominent Gold Coast sites, all of which are being developed as joint ventures, including the sell-out success Cabana at Palm Beach, Belvue Broadwater at Runaway Bay, and La Mer at Main Beach.

Polites said the proposed development is expected to assist with addressing the significant dwelling supply shortfall in the city and will add a new level of sophistication and luxury to the residential apartment offering in the thriving suburb of Broadbeach.

Polites plot $89 million luxury Broadbeach apartment project on Surf Parade 

Local developers Polites Property Group and QNY Group have received development approval for their luxury Main Beach project La Mer following a highly publicised battle with council.

The residential development’s application was knocked back in December 2021, after which the developers appealed the decision with the Planning and Environment Court. After extensive negotiation and a redesign of the project, council have given it the green light, with construction set to commence in May, 2023.

While the original design saw La Mer standing at 35-storeys with 30 apartments, the new and improved design will see the building take on a more boutique offering, topping out at just 25-levels.&nbsp;

22 apartments will be on offer within the project, with floorplans comprising three-bedrooms, plus a multi-purpose room and three-bathrooms.

Polites Property Group Director, Alex Polites said the negotiations with council instigated a new and improved design for the project and a far superior offering.

“Our decision to appeal the council’s decision was a time consuming and tedious process with a host of challenges and negotiations including additional changes on our revised designs, however, we stayed patient and positive throughout the process in order to ensure the best possible outcome for our buyers,” said Polites.

“It would have been easier just to walk away and sell the site, but we took comfort knowing we were not the only developer facing such difficulties with an unprecedented amount of code assessable developments going through the appeal process at the time.

The group took the opportunity to get a new team on board, appointing renowned architecture firm, Plus to handle the new designs, in collaboration with landscape architects, Urbis.&nbsp;

Plus Architecture’s Director, Danny Juric said La Mer has now taken on a grand new form that exudes an air of exclusivity and refinement.

“The process of redesigning La Mer posed a unique opportunity to create an elevated level of luxury while improving the liveability and accessibility of the building’s features taking into consideration its idyllic beachside location,” said Juric.

“Having fewer apartments meant we could indulge the process of refinement to really hone the design elements that allude to luxury such as elevated interiors, organic sculptural elements, and an inviting ground floor and lobby that blends effortlessly with the surrounding lush ground floor landscaping.

With a number of the neighbouring buildings unable to utilise their balconies due to high wind, Plus decided to make this a focal point of difference in the new design, ensuring the southeastern corner of the building protrudes forward, which will in turn protect the north eastern corner from wind.&nbsp;

“The revised design also includes a significant upgrade to Beluah Lane which will be refurbished into a shared zone, resurfaced with full depth coloured concrete and honed concrete, along with landscaping and lighting, adding to the amenity of not only the project but the surrounding community as well,” Juric added.&nbsp;

NPA Projects director Andrew Erwin said the developers and sales team are currently in consultation with existing buyers, with the remaining apartments set to be launched to the market in the new year.

“La Mer represents an exclusive opportunity for buyers to share in a boutique, high-end offering in one of the Gold Coast’s most sought-after beachside suburbs,” Erwin said.&nbsp;

“Not only has the building itself been crafted to positively contribute to the current gentrification of Main Beach, but residents and locals alike will benefit from the unique laneway design that has been integrated into the new plans.”

The new laneway design will provide direct pedestrian access from the famed Tedder Avenue to the beach, which is set to become a welcome addition to the ongoing rejuvenation of the suburb.&nbsp;

La Mer will now join a host of already successful projects which are planned for the sandy strip. Raptis are currently developing Pearl in Main Beach, where 80 per cent of the two and three-bedroom apartments have already been sold, while a $480 million redevelopment of Mariners Cove will include a new superyacht marina and a Ritz-Carlton hotel.

The ultra-luxe Masthead Ocean Club will also make a home of Main Beach, with the joint venture between Rory O’Brien and UK-based Banda tipped as one of the most exclusive projects to come to Australia.&nbsp;

Main Beach's La Mer green-lit by council following revised plans 

Residents of the new luxury Main Beach apartment development, La Mer, will have the ultimate Gold Coast lifestyle on their doorstep when the whole-floor apartments are finished in late 2023.

Across the road from the beach on Main Beach Parade, La Mer comprises just 29&nbsp;apartments across its 34 levels. Only a handful of apartments remain, with high demand for a higher level of luxury continuing to sweep the Gold Coast.

It&#39;s just a stroll to the bustling Tedder Avenue, one of the most well-known strips on the Gold Coast for high-end fashion shops, convenience stores, restaurants and cafes.

A little further along the path is the&nbsp;Southport Yacht Club, which hosts live music, and the Marina Mirage, one of the most popular fresh fish eateries in the area.

Archidiom, the local Gold Coast architecture firm who handled the design, said the development&nbsp;takes the opportunity for the design of a contemporary, innovative subtropical building to provide a &lsquo;relaxed beachfront&rsquo; living.

&quot;The development will contribute positively to the character of the area by replacing the existing tired low rise building with a project displaying fresh, simple architectural lines to create modern urban liv​ing,&quot; Archidiom says.

Just whole-floor apartments, starting from 307 sqm, La Mer is pitching itself as the ultimate downsizer development. &quot;Transitioning from a house to an apartment has never been easier,&quot; NPA Projects, who are marketing the development, suggest.

Cris Edwards, at Mannigan Interior Design, a boutique design house with offices in California and on the Gold Coast, handled the interiors of the luxury apartments.

Each apartment features at least three bedrooms, two ocean-view balconies and a&nbsp;luxury kitchen with a large walk-in pantry.

Each apartment also has the convenience of a dedicated storage cage and two parking spaces.

Communal recreational facilities also sprawl across an entire floor, a blend of physical wellbeing and entertainment facilities.

There&#39;s a 13-metre pool, which is cleverly designed to be private, while also being open plan to&nbsp;take advantage of the consistent Gold Coast climate and the views to the beach.

What residents get at the full-floor La Mer, Main Beach apartments

The Gold Coast&#39;s Runaway Bay is set to see its first residential tower to be developed in the idyllic Gold Coast waterfront enclave for almost three decades.

Belvue, French word for beautiful view,&nbsp;is set to be developed in a joint venture between Monaco Property Group and Polites Property Group, who has just lodged a development for the project.

The luxury tower on a 3,116 sqm site at 13-15 Bayview Street, has been designed for the&nbsp;owner-occupier, with just whole floor apartments.

The 31 apartments, which have four bedrooms each (or three and a multi-purpose room), will each take up a level of the 31 storey building, which is reminiscent of a resort-style hotel, without the mass number of rooms.

Upon entry to the waterfront site will be&nbsp;three luxury detached villas, each spanning two levels with three bedrooms and a private&nbsp;outdoor terrace area.

The tower is set at the rear of the block, past the luxury, resort-style swimming pool and landscaping by FORM landscape architects.

There will be a gym next to the main pool, as well as a barbecue pavilion, while past the tower is a second pool, overlooking the water. There&#39;s also a sauna and a steam room, as well as poolside cabanas, and a private terrace leading down to the beach.

The tower is targeting the owner-occupier, with each apartment having 246 sqm of internal space, with at least 23 sqm of external area. There are two balconies per apartment, one off the kitchen, living and dining area, the other accessed on the other side of the apartment.
