Oakridge Property Group is gearing up for the launch of its Upper Mount Gravatt apartment development, Pavilion The Residences.

Oakridge enlisted <a href="https://www.urban.com.au/architects/mas-architecture-studio">MAS Architecture Studio</a> to craft the design for the Pavilion, employing a sub-tropical aesthetic marked by profound balcony overhangs and strategic fenestration—prioritising solar aspect, orientation, and harmonious integration with the natural surroundings. Louvred screens on west-facing sides not only filter sunlight but also ensure privacy for residents.

Towers one and three, located along the south and north boundaries, have mostly rectangular shapes. The central tower, aligned with the west boundary, is mainly square.&nbsp;

"Our apartments are actually quite shallow in their designs, but have expansive windows, which will let light penetrate well into the apartments and also allow air to circulate not only within the apartments but also within the corridors of the buildings as well," Nick Simmons, director of MAS Architecture Studio said.

Simmons said that the process for Pavilion has been very collaborative with interior design studio Corner iD and the landscape architect "to make sure our design is holistically gelled together as one entire piece."

"The interior elements actually reflect some of the architectural elements – the texture and materials. The timber and the lightness of those materials are all reflected on the inside as well as the out."

The heart of the home, the Smeg-equipped kitchen features stone bench tops and hybrid timber floors, while the adjoining living and dining areas feature recessed downlights. The apartments also have ducted air-conditioning and an audio-visual intercom.&nbsp;

Pavilion The Residences also includes exclusive amenities including&nbsp;a landscaped central courtyard which will be used as a common recreation space. That will feature barbecue facilities and a swimming pool which will sit between each towers lobby.

Pavilion will be the second project <a href="https://www.urban.com.au/developers/oakridge-property-group">Oakridge</a> are working on with CS Development Group. The duo have teamed up to deliver Oakridge's Lumina at Stones Corner project, which has just officially started construction.

Piling and excavation works for the development will follow the recent completion of demolition works.

Lumina is the latest in a series of new residential developments in the Stones Corner urban village, which is undergoing a significant gentrification due to its near city location, transport connections, Hanlon Park, café culture and close connection to the Brisbane 2032 Olympics and Paralympics hub.

Oakridge Founder and Director Andrew Niven said Lumina has struck a chord with everyone from young professionals buying their first home, to downsizers looking for an easier lifestyle close to everything they need and local investors wanting to maximise the strong market drivers.

As one of the tallest buildings in Stones Corner, Oakridge Property Group's Lumina project is set to take full advantage of its unencumbered views back to Brisbane.

The 12-level project, located above Hanlon Park, will offer gun-barrel views to the city from a number of apartments, but the best will be enjoyed from the resident rooftop.

That will feature a rooftop terrace with a resort-style pool and a number of alfresco areas, surrounded by lush landscaping.

Residents will also have access to an on-site movie theatre and a resident lounge, a communal herb garden, a health club with a sauna, and a co-working space with a meeting room.

Lumina, Stones Corner to capture unparalleled Brisbane skyline views

Having recently launched it's latest project Lumina in Stones Corner, Brisbane developer Oakridge have their sights on their new project.

The Andrew Niven-founded private developer has lodged plans for The Pavilion in Upper Mount Gravatt.&nbsp;

A two-storey residence, which currently occupies the site, will be demolished to make way for three residential towers, set to comprise 144 apartments.

There's a full mix of configurations; 52 one-beds, 72 two-bedroom apartments, and 20 three-bed offerings.

Oakridge engaged architects MAS to design the residences, which take on a sub-tropical design.&nbsp;

Towers one and three span the majority of the site, with a predominantly rectangular footprint, located along the south and north boundaries. The central tower, on the other hand, has a predominant square shape, aligning to the west boundary.

A central courtyard will be used as a common recreation space, with barbecue facilities and a swimming pool, which are threaded together with softened landscaping and meandering footpaths that arrives at each tower lobby.&nbsp;

Orientation and solar aspect are front of mind in the project, with deep balcony overhangs and fenestration to combat the effects of the Australian sun. The west orientated faces of the building are treated with louvred screens that work to both filter sunlight and add privacy to the western neighbouring complex.&nbsp;

A subdued and refined material palette including off form concrete coupled with black and white tones has been selected to allow the vertical greenery elements be the focal point of attention.

Timber tones have been utilised on balcony roof ceilings along with secluded and muted dark tones which accentuate the presence of the highly densely populated gum trees. Tinted and clear glazing is interwoven with dark structural elements, adding contrast and texture, while powder-coated elements accent the external envelope, either in vertical or horizontal orientations.&nbsp;

Access to the residential basement level occurs on the south side of the site, at the bottom end of Hibiscus Place, with the volumetric level transitioning between body, podium and basement to become a visual experience as well as tying into the verdant surrounds.

Offering a well-connected lifestyle, The Pavilion is situated approximately 11-kilometres from Brisbane’s CBD, and within walking distance to Griffith University and Westfield Mt Gravatt.

“Stones Corner really holds a strong community with family-focused fundamentals, and for us, it was important to take that into consideration when designing Lumina," Niven said.
