Builder-developer McNab is heading to Broadbeach.

<a href="https://www.urban.com.au/developers/mcnab-developments">McNab</a>, who recently completed White Main Beach and is to soon start construction of its Budds Beach apartment development Elements, has filed plans for a luxury 26-level project at 4 George Avenue, <a href="https://www.urban.com.au/developments/broadbeach-qld-4218">Broadbeach</a>.

Across the 26-levels will be just 20 full-floor apartments with 217 sqm of internal living space and a further 50 sqm of balcony.

Each apartment will have four bedrooms, a multi-purpose room, and an open plan kitchen living and dining area that opens to the balcony with ocean views to the east.

The resident amenity has been positioned on the podium level where there will be a pool, gym, and dining area with barbecues.

Architecture firm bureau^proberts handled the designs. They said in the planning documents submitted to the Gold Coast City Council this week that George Avenue "embraces the evolving urban landscape of Broadbeach, setting a benchmark in residential architecture that equally prioritizes both individual living experiences and community engagement."

"The tower is shaped by its prime beachside location, taking full advantage of generous northern aspects and uninterrupted north-eastern view corridors," their design statement read.

"Its architectural expression draws inspiration from the fluidity of coastal landscapes—echoing moving tides, and organic shoreline forms.&nbsp;The design balances privacy with openness, ensuring interior spaces connect seamlessly with the natural surroundings."

Earlier this week, the Abedian family's Abedian &amp; Co submitted plans this week for their prime site on Mary Avenue. They're planning a 47-level tower with 115 apartments.

First look exclusive: McNab shoots for full-floor apartments in Broadbeach

Builder developer <a href="https://www.urban.com.au/developers/mcnab-developments">McNab</a> has snook in before the Christmas holidays to file plans for their recently acquired Montague Street, <a href="https://www.urban.com.au/new-apartments/west-end-qld">West End apartment development</a> site.

They've had their go-to architecture partner&nbsp;Cottee Parker put together plans for a new 82-apartment building at <a href="https://www.urban.com.au/new-apartments/439-montague-road-west-end">439 Montague Road, West End</a>, the former Dixon's Tannery site.

As part of the heritage status of the former tannery building, <a href="https://www.urban.com.au/developers/mcnab-developments">McNab</a> will be retaining and adaptively re-using the key industrial structures from the Late Colonial era and create a pair of villa-style dwellings within the existing building volume of the heritage factory.&nbsp;

The Tannery was first established by Thomas Coar Dixon during the mid 1870s and was subsequently destroyed and rebuilt as a result of the&nbsp;1893 Brisbane River flood.

Taking up the majority of the vast 4,465 sqm site is the new 10-level, glass-swathed building with 82 two and three-bedroom apartments. The building steps down from the 10th level to the fifth level on the southern boundary which creates what Cottee Parker says will be an iconic and recognisable shape, while also creating&nbsp;plentiful outdoor dwelling and recreation areas for residents.

In their Architectural Design Statement submitted to the Brisbane City Council this week, Cottee Parker referenced the late musician Robbie Robertson's most famous lines “You don’t stumble upon your heritage. It’s there, just waiting to be explored and shared.”

Cottee Parker said the proposed building has been designed with sensitivity to the local context and historical significance of the existing heritage building.

"The interface between the heritage and residential has been considered to create connections between the two buildings while refraining from building upon the heritage by maintaining a buffer zone," the report noted.

"Sympathetic acknowledgement of the heritage facade is also achieved through the feature columns along the podium that have been intentionally designed to match the angle of the heritage roof.

"The interface between the two buildings is lined with garden landscaping as well as raised planters and feature lamps which create a textured backdrop to the ‘Public Plaza’ and provide a comfortable space for residents and visitors to dwell in and pass through."

The apartments have been arranged to maximise and take advantage of the unique views the site has to offer. There will be city glimpses toward the top of the building to the north east and parkland and river views to the south east.

An L-shape corridor is provided with glazing and raised planters with lush greenery spilling over to maintain a constant connection between internal and external spaces.

The apartment designs have been optimized to maximise the natural daylight exposure to residents.

Crowning the building is the resident amenity which will feature a&nbsp;gym, steam room, a dining and lounge space, a lap pool, and a pair of open dining spaces and a yoga lawn area.

The building is uniquely located on Montague Street, quietly set well back from the street down a laneway therefore not having a street frontage like a typical apartment development.

First look: McNab file for Montague Street, West End apartment development

The founder of developer and builder McNab can still remember his first project - from his then young daughter’s bedroom 27 years ago in Toowoomba.

Fast forward to 2023 and Founder and Managing Director Michael McNab looks back with pride on how far the south-east Queensland based company has come - as it celebrates completion of their 32-storey luxury tower White Main Beach, in the blue-chip Main Beach on Tedder Avenue.

McNab acted as both developer and builder on the highrise, punctuating its reputation nowadays as a go-to Australian development and construction group - with 500-plus staff and a reputation as solid as the beloved timber it uses in its suite of projects.

It’s that reputation for not just completing projects - as developer and the builder - but doing so to a high “gold” standard that McNab believes is always important in the development and construction sector.

“It's certainly a huge advantage - we know we can deliver," McNab says.

"The market is red hot and that’s stretched the building industry right to its limits. We're really focused on building for the best developers in the industry as well as delivering our own projects to the highest standards. We know we can do that.

“If we say we're going to do something, we get it done - and that is a bit of a problem for the development industry at the moment in south-east Queensland”.

McNab’s completion of White - with a three story penthouse plus 27 single-floor apartments spanning 325 square metres and a lift shaft privately opening into each owner’s living room - showcases the firm’s credentials as builder and developer.&nbsp;

McNab says there's a lot of developers popping up at the Gold Coast at the moment, but there are less than a handful of builders to be able to deliver proper projects.

“We're a commercial building company but over the last five to 10 years, we've certainly become a significant development business as well.”&nbsp;

McNab’s expertise covers an impressive range of capabilities with a resume spanning commercial, industrial and residential as well as agriculture-specific projects.

The firm has completed high-end residential through to Queensland-based poultry, piggery and abattoir installations plus large-scale industrial developments including projects equivalent in size to five Suncorp Stadiums.

McNab sees the delivery of end-to-end luxury highrise White Main Beach as a “great advertisement for all our skill sets”.&nbsp;

The company worked at a personal level with the individual apartment owners on bespoke interiors and designs for each, coordinating collaboration with architects and interior designers.&nbsp;

The move positioned McNab to receive accolades in the Urban Development Institute of Australia (UDIA) Awards for Excellence, with the project placing top four in Queensland among Apartments High-Rise delivered in 2023.&nbsp;

McNab head of investments and property development Carl Nancarrow said the reaction from buyers at the launch event after the project’s four-year journey reinforced the company was taking the right approach.

“When we can see the finished product, and in particular, see the purchasers come in and get such wonderful feedback from them how much they love living here. It just makes it all worthwhile,”&nbsp;Nancarrow says.

Nancarrow revealed their next end-to-end project will be at sought-after Budds Beach, a waterfront location with a similar charm and feel to Main Beach. Pre-release registrations for <a href="https://www.urban.com.au/new-apartments/elements-budds-beach-21-oak-avenue-surfers-paradise-qld-4217">Elements Budds Beach</a> are now being offered with Ray White Projects Gold Coast, with sales to the market commencing January next year.&nbsp;

“We select sites with foresight, envisaging the evolution of both owners and the project location. This way we ensure it best services those who call it home but also adds value to the surrounding community. Site selection and timeless design are at the forefront of vision with all our boutique developments," Nancarrow says.

“We can give anyone who wants to buy an apartment off McNab certainty this project is actually going to be delivered. We've got the best builder in southeast Queensland ready to go. And as soon as we hit our milestones, we're into construction.”

McNab completes luxury White Main Beach apartment tower, reveals next Gold Coast project

The Sunshine Coast&nbsp;developer Cube Developments has lodged plans for a $30 million residential community in Peregian Springs, which will be one of the last opportunities for freehold land in the coveted region.

The community, dubbed Lumeah, will see just 33 land lots released, ranging from 500s qm to 800 sqm.

The 2.79 hectare&nbsp;site on Pavilion Drive was originally pinned for 51 townhouses but instead, Cube is seeking to offer 33 exclusive land parcels.

The project, which has been lodged as a joint venture with Queensland builder McNab, will benefit from its position of being a short walk from the Peregian Springs Shopping Centre, beach and Surf Lifesaving Club and Peregian Beach Village, as well as being close by to well-regarded private and state schools.

Director of Cube Developments Scott Juniper said Lumeah has been designed to fit in with the existing style and feel of the surrounding streetscapes, with plenty of landscaping to its verges.

&ldquo;The site itself is just spectacular, it&rsquo;s nestled within the leafy and well-established community of Peregian Springs and is a stone&rsquo;s throw from some of the best beaches the Sunshine Coast has to offer,&rdquo; Juniper said.

&ldquo;Majority of blocks back onto scenic outlooks and provide unbelievable ocean views.&rdquo;

&ldquo;We made the call alongside McNab to reduce the density from the existing DA approval for 51 townhouses, as we feel as though 33 lots is more aligned with the surrounding residents and will give this estate a truly prized and intimate feel.&rdquo;

Peregian Springs is a small oceanside community just south of Noosa that boasts wide open greenspace, oceans and wildlife conservation sites.

Once approved, it will offer one of the last opportunities for freehold land in the coveted Peregian Springs region.



Cube lodge application for $30 million residential community in Peregian Springs

A NSW buyer has spent $5.75 million on their 315 sqm fifth floor apartment.

The sale is the third in 2020, with two lower-floor apartments selling at $4.4 million and $4.75 million.

Robert Graham, of Ray White Prestige, advised there was just the one remaining apartment available in the complex where the Harvey's retain a bolthole given ongoing Magic Millions commitments.

During its marketing Graham suggested M3565 had knocked Jade, previously the Gold Coast’s premier apartment block, from its mantle.

Like everything she turns her mind to, M3565 proved to be a cut above anything else seen on the Gold Coast.

Part of that stems from the fact that Katie Page and her husband, Gerry Harvey, are long time Main Beach devotees, so she knew the likely buyer needs.

There are seven apartments in the boutique Virginia Kerridge-designed building at 3565 Main Beach Parade.

The typical whole floor apartments come with four bedrooms and four bathrooms.

Excluding the two level penthouse, the apartments were initially priced between $5 million and $7 million.

The remaining sixth floor apartment will be marketed at more than $6 million.

The previously highest sale was $5.5 million for the fourth floor apartment in 2018 which ranked as the highest price paid for a beachfront apartment in the Gold Coast that year.

Page bought the 882 sqm site for $15.5 million in 2007 and when they formally hit the market in 2017, Page announced she was keeping the two level penthouse.
