Dusk Group swooped on the prime 1,255 sqm Bombala Terrace site last year, revising the previous plans to create a seven-level building with 36 apartments, where prices start from $650,000.

Lead architect Nick Symonds said the gently curved balconies, textured finishes, and generous glazing were designed to respond to both the subtropical climate and the area’s laid-back lifestyle.

The Sunshine Coast off the plan apartment market is looking prime for a big 2025, with several developments from some of the regions biggest developers to launch next year.

Still a relatively untapped market as far as new apartments goes, a handful of developers have been creating places to live up and down the Sunshine Coast for years, while some are being attracted to the new CBD which is forming in <a href="/developments/maroochydore-qld-4558">Maroochydore</a>, Australia's largest&nbsp;greenfield CBD&nbsp;project.

The new Maroochydore City Centre is being developed on the former 53-hectare Horton Park Golf Club. Around 10,000 residents will eventually call Maroochydore City Centre home with 25,000 workers commuting to the CBD daily.

Sunshine Coast Mayor Rosanna Natoli said it would be great to see more apartments in the city centre, bringing even greater vibrancy and excitement to the growing heart of Maroochydore.

“Decades of planning have positioned the Maroochydore City Centre as one of the best locations for housing and high-quality inner-city apartment living," Natoli said.

The Brisbane-based Dusk Group is making a bold move north, submitting plans for a rare new apartment development in Caloundra on the Sunshine Coast.

Just 36 apartments have been proposed in the building designed by <a href="https://www.urban.com.au/architects/mas-architecture-studio">MAS Architecture Studio</a>.

Lead architect Nick Symonds said he’s taken his inspiration from the nearby Kings Beach and Bulcock Beach.

“The façade’s earthy colour palette and contrasting textures reflect the warm golden sands of Caloundra’s local beaches, giving an instant holiday feel,” Symonds said. &nbsp;

“The gently curved balconies reflect a contemporary coastal aesthetic while the floor-to-ceiling windows and spacious balconies create true indoor, outdoor connection.” &nbsp;

The design incorporates a ground-floor swimming pool, BBQ area, resident lounge area, welcoming foyer, and a green communal space.

Dusk Group Director Anthony Short&nbsp;said residents will enjoy amazing water views to the north, east, and south. &nbsp;

Brisbane developer <a href="https://www.urban.com.au/developers/dusk-group">Dusk Group</a>&nbsp;made a point to start construction on its latest townhouse development, Aurora on Depper in St Lucia, before taking it to market.

They commissioned&nbsp;<a href="https://www.urban.com.au/builders/akam-constructions">AKAM Constructions</a>&nbsp;to handle the build of the eight townhouses at 68-72 Depper Street that fills the need for a dwelling type in <a href="https://www.urban.com.au/developments/st-lucia-qld-4067">St Lucia</a> between apartments and standalone houses.

Everything a buyer needs to know about Aurora on Depper, St Lucia townhouses

Brisbane's supercharged property market is continuing its bull run in 2024.

If it wasn't for Perth, Brisbane would be the best performing capital city unit market in the country.&nbsp;

CoreLogic's Monthly Hedonic Index showed the value of Brisbane units, which incorporates both apartments and townhouses, rose 1.9 per cent in July.&nbsp;

So far in 2024, units in Brisbane are now 12.8 per cent higher than they started the year, taking the median value from $561,000 to $638,000, surpassing Melbourne and Canberra to become the second most expensive capital city unit market in the country.

CoreLogic Research Director, Tim Lawless, said available supply is a key factor explaining the diverse outcomes in housing growth trends.

“The number of homes for sale in Brisbane, Adelaide and Perth is more than 30 per cent below average for this time of the year, while weaker markets like Melbourne and Hobart are recording advertised supply well above average levels,” Lawless said.

<h2>What happened in Brisbane’s off the plan apartment market in July</h2>

<a href="https://www.urban.com.au/developers/sekisui-house-australia" target="">Sekisui House</a>&nbsp;Australia secured a $5.25 million sale of a penthouse atop Altura, one of its buildings in its $1 billion&nbsp;<a href="https://www.urban.com.au/developments/west-end-qld-4101">West End</a> masterplan, West Village.

They've seen a 'reverse sea changer' trend at&nbsp;<a href="https://www.urban.com.au/new-apartments/the-allere-collection-west-village-mollison-street-west-end">West Village</a>, which is approaching its final tower release. The buyers,&nbsp;business owners Leo Nipperess and partner Brett Park, are coming from a large home on Sovereign Island.

Nipperess and Park were drawn to the expansive 368 sqm layout complete with multiple living and entertaining zones, five bedrooms, four bathrooms and multiple balconies, only 800m from the Brisbane CBD.

West End is also set for some more future supply with builder-developer Zen Group planning two&nbsp;"climate-responsive and contextually driven" apartment towers at <a href="https://www.urban.com.au/new-apartments/24-duncan-street-west-end">24 Duncan Street</a>, near Montague Markets.

The towers will home just over 200 apartments.

The vision aligns with Brisbane's goal to become a New World City by 2031, promoting a globally recognisable subtropical urban lifestyle.

Duncan Street will comprise two 17-level buildings housing 202 apartments, from one-bedroom plus study apartments through to three-bedroom units.

The riverside has been where it's at in July. Across the Brisbane River in St Lucia, developer <a href="https://www.urban.com.au/developers/dusk-group">Dusk Group</a>&nbsp;has found a gap in the market with its latest project,&nbsp;<a href="https://www.urban.com.au/new-townhouses/aurora-on-depper-st-lucia-68-72-depper-street-st-lucia">Aurora on Depper</a>.

Aurora on Depper presents an attractive opportunity, considering the scarcity of townhouses in the suburb and the competitive starting price of $1.55 million.

St Lucia has long been one of Brisbane's premier riverfront suburbs.

The sought-after suburb, named after the West Indian island, is well known for its leafy streets, the Brisbane Botanic Garden, and the main campus for the University of Queensland.

As it's grown from its origins as a cotton farming district, significant riverside development has grown with it.&nbsp;One market that's been missed however is the growing market frequently being called the "missing middle".

The missing middle in this instance is the townhouse market, a&nbsp;market that sits between apartments and houses. A third of <a href="https://www.urban.com.au/developments/st-lucia-qld-4067">St Lucia</a> is made up of standalone homes, and another 60 per cent on apartments. According to the latest 2021 ABS Census, less than seven per cent are townhouses.
