With the NSW Government raising the threshold for first home buyer stamp duty exemptions, both buyers and developers are reaping the rewards.&nbsp;

First home buyers now pay no stamp duty on properties up to $800,000, considerably higher than the previous $650,000 cap, bringing in a new wave of buyers for developers, who have been dealt a difficult hand in recent times with rising interest rates and inflation keeping buyers out of the market.&nbsp;

Australian private investment group Alceon has benefitted from the stamp duty changes, experiencing a surge of interest from young buyers at their $250 million <a href="https://www.urban.com.au/developments/gosford-nsw">Gosford apartment development</a>, Rumbalara Residences.

Just six weeks after the change in stamp duty, the masterplanned community has seen more than seven times the enquiries, specifically from first home buyers, resulting in $20 million worth of stock being sold.&nbsp;

Rumbalara’s Development Director Todd Campling said they’ve seen a rush of inquiries on their two-bedroom apartments which are priced from $780,000.

Construction commenced at the&nbsp;six star luxury development in September last year with iCIRT-rated builders Deicorp.

Offering stretching views over Brisbane Waters, Rumbalara is situated on the highest point of Gosford. With 188 apartments set to be spread across four buildings, the Marchese-designed residences offer a variety of one, two and three-bedroom floorplans, ranging in size from 27 sqm through to 62 sqm.&nbsp;

Akoya Greenwich: World class amenities overlooking Sydney Harbour

Downsizers and rightsizers have been targeted at Akoya Greenwich, the new high-end, over 55's apartment development on Sydney's North Shore.

Rather than the expectation all downsizers and rightsizers are cashed up, developer Alceon is offering a variety of configurations in the development, everything from one-bed apartments to the recently released Premium Collection.

The Premium Collection, made up of a handful of penthouses and garden homes, each have three bedrooms and start from $3.45 million.

Alceon Development Director, Todd Campling, says that given the density of the project and the restriction to over 55's, it's the closest thing someone will get to picking their neighbours.

"Akoya buyers take great comfort knowing they’ll be living with like-minded individuals,” Campling says, adding that&nbsp;a lot of the purchasers actually know each other.

"Some have encouraged friends to buy but often they bump into each other at the private purchasers evenings we regularly hold and realise there’s a familiar face there”, Campling says.

With expansie views over Sydney harbour, Akoya has seen strong demand from&nbsp;downsizers across the North Shore who have been drawn to the boutique development and the lifestyle on offer.

“70% of the building has already been sold which is why we’ve now decided to release the Premium Collection. With thousands of enquiries to date, we anticipate being sold out by the end of Summer in time for completion mid-2023.

One buyer has come from the Eastern Suburbs, with 90 per cent coming from the Lower North Shore. Campling says the&nbsp;Eastern Suburbs buyer was blown away by what you can get in the Lower North Shore compared to the East.

“Our customers are seeking something special when it comes to downsizing. They’re not wanting to purchase into large apartment towers where they don’t know their neighbours. They’re buying into a community here of like-minded individuals.”

<a href="https://www.urban.com.au/developers/alceon" target="_blank">Alceon</a> and development partner Core Property Partners have lodged plans with council for massive overhaul of the Tatts Group site in <a href="https://www.urban.com.au/developments/albion-qld" target="_blank">Albion</a> which includes a new 15-storey residential tower, 6-storey commercial tower and refurbishment of the existing brutalist 10-storey commercial building.

Designed by <a href="https://www.urban.com.au/architects/cox-architecture-0" target="_blank">Cox Architecture</a> and <a href="https://www.urban.com.au/architects/arkhefield" target="_blank">Arkhefield</a>, the proposal also includes a public plaza connecting the three buildings and almost 5,000 square metres of retail space which includes tenancies for a childcare centre and 1,500sqm supermarket.

As part of the application, the existing brutalist tower which has often been heralded as one of the city’s ugliest buildings, will receive a drastic renewal of the facade whilst the iconic side-cores are refurbished and maintained.
