Fresh off the back of redesigning their Coolangatta development on one of the best sights in the southern Gold Coast, the Abedian family, who have been at the forefront of Gold Coast development for four decades, is continuing to bolster its local development pipeline.

Urban can reveal the Abedian family, who is now operating under their private family development arm <a href="https://www.urban.com.au/developers/arium">Arium</a> having closed up Sunland in 2022, has secured several adjoining sites on Mary Avenue, Broadbeach, facing the <a href="https://www.urban.com.au/new-apartments/broadbeach-qld">Broadbeach</a> State School which means viewlines to the beach and the ocean are protected.

They bought the amalgamated 1,518 sqm site across 14-18 Mary Avenue that had been earmarked for Eternity, the second Broadbeach tower by Leo Bassar's Bassar Group following on from their nearby completed project Infinity.

Arium has now emerged as the buyer of the site next door at 20 Mary Avenue, a skinnier site at just over 600 sqm that had been owned by the Melbourne-based <a href="https://www.urban.com.au/developers/little-projects-co">Little Projects</a>.

Little Projects secured the site in 2021 and initially laid plans for a skinny but luxury luxury whole-floor development dubbed Aperture.&nbsp;

Nearly all of the 29 apartments across the 34-level Elenberg Fraser tower were spoken for, with sales predominantly driven by the COVID-induced boom on the Gold Coast.

However, the Gold Coast City Council knocked back the project and Little Projects went back to the drawing board, cutting the tower in half and creating a curved facade. At the time&nbsp;of lodgement, the developer put the site up for sale but failed to find a buyer. The newly designed project, Atelier, is approved with council with 17 apartments.

The side-by-side sites now total over 2,100 sqm and allow Arium to create something more likely to be financially feasible compared to smaller buildings on narrower sites.

Sahba Abedian, son of Soheil Abedian who founded Sunland back in 1983, announced the family back in the development scene in May 2023 when they filed plans for a new luxury project on the Greenmount Beach Hotel site, a site that was bought from Sunland for over $42 million through an onmarket campaign.

They had planned for a <a href="https://www.urban.com.au/news/qld/first-look-abedian-familys-plans-for-coolangattas-greenmount-beach-hotel-site-revealed">spaceship-looking tower by Contreras Earl Architecture</a> that would have had 54 apartments across 16 levels. However, in March they sought to change up the design, instead opting to create a two buildings on the sprawling 7,071 sqm block which will have 63 apartments.

Arium is only using two of the three sites as part of the Coolangatta development. They advise a 2,934 sqm portion on the corner of Eden Avenue and Hill Street will be used for stage two of the project.

Two Melbourne developers are pushing on with their prime apartment development site on one of Broadbeach's best streets.

<a href="https://www.urban.com.au/developers/little-projects-co">Little Projects</a>, in a joint venture with fellow Melbourne-based developer R.Corp, has gone back to the drawing board for their luxury apartment tower&nbsp;at 118 Old Burleigh Road, on the corner of Australia Avenue.

Since being knocked back by the Gold Coast City Council for their <a href="https://www.urban.com.au/news/qld/first-look-exclusive-little-projects-set-for-third-broadbeach-apartment-development-with-rcorp-joint-venture">initial 30-level plans by DKO</a> in early 2023 which would have seen 33 apartments delivered, Little Projects and R.Corp have been working with council and have now officially submitted new plans by Plus Architecture.

They will be still targeting the high-end buyer in the building that was initially dubbed <a href="https://www.urban.com.au/new-apartments/one-australia-118-old-burleigh-road-broadbeach">One Australia</a>.

The tower will now be seven levels smaller and will home just 20 full-floor apartments, each with four bedrooms, 274 sqm of internal living space and a 20 sqm balcony. The only exception will be a two-level penthouse with 530 sqm of indoor and outdoor space. It will have four bedrooms and a private rooftop terrace with a pool, firepit area, outdoor kitchen and alfresco space.

The resident amenity will sit on the first level and will comprise a swimming pool with accompanying day beds, a gym with a sauna, and a work from home space off the entry lobby.

The project will have three levels of basement with parking for 29 cars.

The 690 sqm site was bought through development site amalgamation specialists GV Property Group, who got the eight owners of the two-storey walk-up, around 40 years old, to band together the sell the prime site.&nbsp;

GV&nbsp;had over eight offers for the site from both local and interstate developers when it sold in 2022.

One Australia will be R.Corp's first venture in the Gold Coast. Little Projects has previously developed in <a href="https://www.urban.com.au/new-apartments/broadbeach-qld">Broadbeach</a>, having significant success with Signature, their higher density development on Elizabeth Avenue.

Little Projects, led by Leighton Pyke, also had a site at 20 Mary Avenue in Broadbeach, where they had planned a luxury tower before recently offloading the site.

Melbourne-based developer ICD Property has created two of Melbourne's tallest residential towers in the last five years.

Their Aspire tower was the fastest-selling project in 2019, selling a significant number of the near 600-apartment project quickly following its launch.

Since then the team has also moved into different markets.

They're currently undertaking a restoration and redevelopment of the <a href="https://www.urban.com.au/new-apartments/city-tattersalls-club-194-204-pitt-street-sydney">City Tattersall Club</a> in the <a href="https://www.urban.com.au/new-apartments/sydney-nsw">Sydney</a> CBD, while in Adelaide they're creating over 230 apartments in a new mixed-use precinct called Market Square.

With everything going on at ICD, we caught up with their Managing Director Matt Khoo to talk about ICD's approach to development.

Since ICD was founded 15 years ago, they've delivered over 1,500 homes across Melbourne.

"Each one of them we've got the same philosophy: we want to build something that stands the test of time and really deliver value for our purchasers," Khoo says.

"We obviously employ the right people internally, but it's about the consultants, it's about the builders. We&nbsp;would only ever trust the build and the build quality, of something like <a href="https://www.urban.com.au/buildings/aspire-melbourne-301-king-st-melbourne">Aspire</a> or <a href="https://www.urban.com.au/buildings/eq-tower-127-abeckett-street-melbourne">EQ Tower</a>, or our project in Adelaide or Sydney, to tier one builders.

"We're crafting and designing it, they're only the tools, putting the materials in. They're backing themselves to say that it's going to last to the purchaser.

"We invest a lot with having the best consultants and the best builders. With the idea of doing the right thing, we can sleep comfortably at night knowing we have engaged in the absolute best."

Prominent Melbourne fringe developer Salvo is set to kick off the demolition phase of its now-unveiled Southbank tower, Moray House.

Moray House, rising 56 levels on a prime corner site across <a href="https://www.urban.com.au/new-apartments/moray-house-42-moray-street-southbank">42 Moray Street</a> at 11-13 Hancock Street, will be the first major inner-city high-rise apartment&nbsp;development to launch this year.

More than 240 of the 305 apartments have already been snapped up by a various cohort of demographics, from&nbsp;parents purchasing apartments for their children, professionals seeking a city base, families moving back to inner Melbourne post-COVID, and investors.

Maitland said <a href="https://www.urban.com.au/developments/southbank-vic">Southbank</a> has matured from an urban regeneration precinct to an established suburb with world class lifestyle infrastructure.

“Moray House enjoys a prime location with a walk score of 98%. Residents are an eight minute walk to South Melbourne village and market, Albert Park Lake and MSAC, as well as Southbank’s dining and entertainment precinct. A city commute also takes just a few minutes with two tram lines within 100 metres,” he said.

The development is due to be completed in late 2026.

The project’s two-bedroom apartments range from $639,000 to $765,00, and three-bedroom apartments start from $1.075 million.

Industry data reveals 16,000 dwellings are required in the City of Melbourne alone over the next three years to meet demand, research from Urbis Apartment Essentials; City of Melbourne report showed.

Data from Charter Keck Cramer also shows only 2,600 new apartments were launched in Melbourne in 2023, the lowest in a decade. Recent ABS data has shows apartment approvals in Victoria declined to a 17-year low.

“On the demand side, revisiting off-the-plan stamp duty exemptions and reducing taxes on foreign investors would go some way to speed up the much-needed delivery of housing and easing the rental crisis.”

Sherpa&nbsp;has released to market its two-bedroom Executive Collection at Perspective Nexus, their upscale apartment development in <a href="https://www.urban.com.au/developments/palm-beach-qld">Palm Beach</a>.

Four of the seven two-bed apartments have already been snapped up in the building dominated by luxury three-bedroom apartments and penthouses.

Designed specifically for discerning owner-occupiers, the Executive Collection offers two-bedroom and two-bedroom plus multi-purpose room configurations, with some units featuring oversized balconies.

The apartments are fully customisable and showcase top-tier finishes such as Gaggenau appliances.

The in-demand project, located on a 1,583 sqm site at 949-953 Gold Coast Highway, will rise nine levels and deliver a total of 32 apartments, including two half-floor penthouses and three sky homes with private rooftops.

Sherpa release Executive Collection in Perspective Nexus, Palm Beach

Melbourne developer Citinova is set to take on its largest project to date, lodging plans for a huge multi-stage precinct in Melbourne's growing Fishermans Bend precinct.

Having worked extensively with the Fishermans Bend Precinct and the City of Melbourne over the last 18 months, <a href="https://www.urban.com.au/developers/citinova">Citinova</a> has proposed a four-tower development that will bring over 1000 apartments to the chronically undersupplied Melbourne market.

One of the towers will be dedicated build-to-sell, while there will be more build-to-sell apartments in tower two that will also home 200 hotel rooms and extensive amenity.

Tower three will be a commercial office tower, that may be suit a co-working provider, and tower four will be build-to-rent apartments. All the towers will be linked by a podium that will feature&nbsp;vibrant laneways with an arts and culture hub, retail tenancies and an urban grocer.

The five-stage project will also include an unencumbered 3,075 sqm public open space.

Citinova, a diversified developer, secured the 1.77-hectare site at&nbsp;99-109 Lorimer Street, Australia's flagship Subaru dealership at the gateway to Fishermans Bend, in 2021.

Since then they've been in planning mode, commissioning&nbsp;Architectus to put the designs together for the towers which will be connected by a raised podium. The main residential tower will have 452 apartments and tower two, shared with the hotel, will have 244.

Citinova Director Nathan Minicozzi said since the proposal was submitted, they've received good feedback from the council.

"There are considerably more stakeholders for precincts of this size and scale," Minicozzi says.

"You're not just going to council and submitting plans for a new development. Before you get to that stage you've spent 12 months working with the Fishermans Bend Taskforce, the DELWP, and the City of Melbourne Council, as well as their design team, to work out best practices and what will be the best project for the site."

Minicozzi says there's a lot of front-end work with these types of developments, but that allows designs to evolve and consistent feedback to be given throughout the process.

"It's almost like a pre-lodgement meeting where you're squaring off any concerns before submission, which should translate into a better proposal, a higher quality project, and a speedier approval process."

Landscape architect Mala Studio has been part of the design, as have planning consultants Tract. The 3000 sqm park, the fifth stage of the precinct, will home an adventure playground, native gardens, and public art.

The development will connect to the Yarra River and expand on Melbourne’s “Green Spine” with landscaped pedestrian and cycling links, creating a new neighbourhood green hub for Lorimer Street.

Architectus says the project has been designed as a "cohesive 'family' of towers."

"Each building will still have a unique identity and scale-shaped by its use and siting," they said.

"Materials and textures will take inspiration from the precinct’s industrial and maritime origins.

"Staggered and oriented toward the site’s southern boundary, the towers will integrate seamlessly with the evolving Fishermans Bend skyline while minimising overshadowing to adjacent green spaces."

All going to plan with council, Citinova is hoping to be in market in mid-2025, at a time when interest rates are forecasted to be around one per cent lower than they are currently.
