Since Pipis launched in October, it’s been popular with interstate buyers, particularly those from New South Wales looking for a slice of the Gold Coast beachfront.

Data from Urban.com.au's new data product MatterFact shows that around a third of the enquiry for Pipis month on month since launch has come from New South Wales and Victoria.

New South Wales accounts for the majority of interstate interest, at around a quarter of total enquiries. Queensland buyers have represented over half of the enquiries.&nbsp;

During the autumn and winter months, MatterFact data from last year shows enquiry from New South Wales overtook that in Queensland in Bilinga, a suburb that is often overlooked for Coolangatta to the immediate south and Palm Beach to the north.&nbsp;

But Thompson says Bilinga is benefitting from everything that's happening in both Palm Beach and the Coolangatta/ Kirra area, all while maintaining its own laid-back, Gold Coast beach lifestyle.

"Despite being just a few kilometres down the coast, <a href="https://www.urban.com.au/developments/bilinga-qld">Bilinga</a> is so different to Coolangatta, and that's what people love about the area," Thompson says.

Sherpa appoints builder for fully approved Perspective Nexus, Palm Beach apartment development

Prominent Brisbane developer Dibcorp has successfully sold out its soon to be completed Newstead apartment development, Bide Newstead.

Bide Newstead has been one of the most popular projects in Brisbane since being launched a few years ago.&nbsp;

In an impressive feat, LPS Construction completed the build of Bide in just over 18 months during one of the most challenging times in the construction industry in Queensland.

Ideally located across from the Gasworks Precinct, Bide consists of 89 apartments and skyhomes across 15 levels, with only six or seven apartments per floor.

The final apartments to sell were the three-bedroom units which were priced from $1,495,000. The largest three-bedroom apartments were priced from $2.5 million. They have nearly 200 sqm of living space.

The project also features 650 sqm of amenities across two levels, including BBQ facilities, private cabanas, landscaped areas, and seating.

Keenan &amp; Byrne sold the last of the apartments. Fraser Byrne said the enquiry was significant during the construction phase of the project.

Byrne says the construction status is now top of the list of questions to ask when enquiring.

"Their first question is 'is the project under construction, and if not, why?'" Byrne says.

"The second question is 'who is the development team and what have they delivered before?'".

Byrne says these are completely understandable requests in the current climate.

"Buyers have access to a vast amount of information nowadays and are often well educated in&nbsp;<a href="https://www.urban.com.au/guides/the-ultimate-off-the-plan-guide-5-property-experts-share-advice-for-buying-a-new-apartment-or-townhome" target="">buying off the plan</a>, so they want full confidence in the project.

"I think these are completely understandable requests and in fact encourage buyers to ask these questions in their search for the right property because if they can be answered with confidence, they should feel comfortable proceeding."

Dibcorp has been developing apartments across Brisbane since being founded in 1996 by&nbsp;Franco Di Bartolomeo.

The developer recently submitted plans to convert the former Spring Hill Hotel into an <a href="https://www.urban.com.au/news/qld/dibcorp-set-to-redevelop-former-spring-hill-hotel-into-apartment-development">18-level mixed-use tower with 126 apartments</a>.

Boutique property developers DibCorp have recently released their City View Collection in Bide Newstead. With construction underway, Bide Newstead is set to deliver 89 residences for completion in late 2023.

Atlantis Property Group Director, Fraser Byrne, said construction has been tracking well, despite the continuing building sector struggles.&nbsp;

“LPS Group has been powering through the basement dig and the basement pour has just commenced,” Byrne said.

Over 85 per cent of the apartments have already been sold in Bide, with stock uptake heavily weighted towards local owner occupiers. Byrne says however there have been a number of interstate purchasers, who intend to move from the south to the Sunshine state.

There has also been a few investors securing apartments in the contemporary block.

The number of new apartment project launches have significantly diminished in 2022, with many developers holding back projects until the interest rate hikes slow and both labour and material costs become more reasonable.

Bryne said it’s in times like these where it’s important for buyers to put their trust in builder/developers who can get projects out of the ground.&nbsp;

“In the current climate, launching a project is one thing, but actually being under construction is another,” Byrne said.

“To have a project in Newstead that has the surety of being in construction with a completion date in site, gives buyers a lot of comfort.”

Bide Newstead begins to take form with construction well underway

The latest apartments to hit Newstead, the sought-after inner-Brisbane suburb, are closer to fruition.

Brisbane-based boutique property developers DibCorp has signed on LPS Group to handle the construction of their apartment project Bide, which&nbsp;will deliver 89 residences to 29 Longland Street upon completion in late 2023.

The suburb has positioned itself as a popular choice among developers, sitting just three kilometres from the CBD, with significant investment into infrastructure evolving the area into a dynamic lifestyle, commercial and entertainment hub.

With construction in full swing for LPS on Bide, just a limited number of apartments from the City View Collection remain, offering a mix of two and three-bedroom floorplans.

The two-bedroom residences in the collection kick off from $ $810,000, while the three-bed Skyhomes come in from $ 1,350,000, across roughly 146 sqm, with a focus on wellbeing and liveability across the entire project.

LPS Group said it has been an exciting three months for the group, planning and procuring subcontractors to deliver the job.

The group has a busy few months ahead of them, with plans to dig down a three-level basement and then build up slated to be completed by around Christmas.
