&nbsp;South East Queensland developer Rogerscorp is doubling down on its future residential development pipeline following the successful sell out of its Everton Park mini masterplan, Fable by Rogerscorp.

On top of future projects in Margate and Woody Point in Redcliffe, <a href="https://www.urban.com.au/developers/rogerscorp-pty-ltd">Rogerscorp</a>, led by managing director Simon Rogers, has submitted a development application for their first residential project outside of Brisbane.

They're in the quiet Gold Coast pocket of <a href="https://www.urban.com.au/new-apartments/labrador-qld">Labrador</a>, where they're planning another community-driven development with 42 townhouses at <a href="https://www.urban.com.au/new-apartments/103-olsen-avenue-labrador">103 Olsen Avenue</a>, near Parkwood Central Plaza and not far from the bordering Biggera Waters.

They've had their go-to architecture firm Z Architects, who also designed Fable by Rogerscorp, put the plans together for the prime nature-laden site. They'll only be using around 40 per cent of it for the development, with the other 60 per cent left untouched as a nature reserve.

Z Architects talked about the prime 1.5-hectare site and its location in their submission to the Gold Coast City Council.

"The site is located within an ideal proximity to the beautiful Broadwater, the outdoor shopping and dining experiences at Harbour Town, as well as Griffith University and the Gold Coast University Hospital," they said.

The 15,520 sqm site is currently a car yard and borders a garden nursery.

"By replacing the current caryard with contextually appropriate and architecturally designed housing, the use of the site and the streetscape would be vastly improved."

There will be 12 buildings which will home the 42 townhouses. Stage one will deliver eight of the 12, as well as the resident&nbsp;amenity in which will include an outdoor alfresco and barbecue area with a firepit and adjoining swimming pool.

Three different floorplans have been proposed, but each townhouse will span two levels and have four bedrooms, a minimum&nbsp;of 29 sqm outdoor landscaped space, as well as a double garaging, meaning 84 parking spaces are proposed, as well as a further seven visitor spots.

Rogerscorp is set to launch its <a href="https://www.urban.com.au/new-townhouses/margate-qld">Margate</a> community, another 42 villas at 24 Beaconsfield Street, in a few months.

The project, <a href="https://www.urban.com.au/new-townhouses/nautica-by-rogerscorp-24-beaconsfield-street-margate">Nautica by Rogerscorp</a>, will have six separate buildings with three and four-bedroom villas.

Rogerscorp also just secured 23-29 Alfred Street in <a href="https://www.urban.com.au/new-townhouses/woody-point-qld">Woody Point</a> where they're in the early stages of planning for an 80-apartment project. They're forecasting to complete the 57-townhouse <a href="https://www.urban.com.au/new-townhouses/fable-by-rogerscorp-31-woolworths-street-everton-park">Fable by Rogerscorp</a> in Q4 2024.

First look exclusive: Rogerscorp set for Gold Coast townhouse development

&nbsp;Australian-based developer Huon Property Group are gearing up for their next residential development, lodging plans for a site in Brisbane's Stones Corner.&nbsp;

Seeking to take advantage of the&nbsp;2032 Summer Olympics hub in Woolloongabba, Huon are seeking to build a 15-level tower at 22 Cleveland Street, comprising 114 apartments.

Geared toward the owner-occupier, the building will be a mix of just two and three-bedroom apartments. There will be 78 two-bed units, 20 with multi-purpose rooms, and 41 three-bedroom apartments, 15 of which will also have a multi-purpose room.

There'll also be a collection of 10 double-storey sky homes, with the upper floor sky homes benefitting from their own private space on the rooftop.&nbsp;

Designed by Z Architects, the tower will give the appearance of two separate towers,&nbsp;with a substantial central recess along the north-western elevation, a larger form on the eastern part of the site towards Logan Road, and a more narrow and slender tower form on the western part of the site towards Cleveland Street.

While the rear part of the commercial character buildings along Logan Road is to be partially demolished, the intent is to protect the original shop front, street entrance and awning over the pedestrian environment, maintaining activation along the street frontage.&nbsp;

Significant allocation of landscaping has also been included, with deep planting and containerised planting above the podium level to enhance breathability and reduce the heat load of the building, while also contributing to the subtropical character and microclimate of the site, along with planting across the rooftop terrace.&nbsp;

Each apartment has been designed with modern living in mind and boasts high-quality finishes throughout. Residents can expect open-plan living areas that flow seamlessly onto private balconies offering views over the city skyline and surrounding neighbourhoods.

While the sky homes will have private access to a portion of the rooftop terrace, the other section has been reserved for communal facilities, designed&nbsp;to capitalise on views and vistas to the Brisbane CBD and Hanlon Park, with a swimming pool and subsequent pool deck, barbecue area, co-working space, a cinema, and a formal dining room.&nbsp;

Communal facilities will also be featured in the podium level, with a function room, a gym and a communal lounge with terraces.&nbsp;

A cross block link has also been proposed, providing direct pedestrian access between Logan Road and Cleveland Street, along the north-western side boundary. Residents will be within four-kilometres of the CBD, with the site also within proximity to Stones Corner Busway Station, Buranda Train Station and a range of retailers.&nbsp;

The final release of town and terrace homes within Rogerscorp’s Fable development in Everton Park has been fast-tracked to meet demand after the success of Stage One.
