Aptly named <a href="https://www.urban.com.au/new-apartments/443-queen-street-443-queen-street-brisbane">443 Queen Street</a> after its prime location adjacent to the heritage-listed Customs House, the project by prominent developer CBUS has been a huge success as far as sales are concerned since initially launching back in 2017.

Mustera Property Group engaged the Singapore based architecture firm WOHA to design the residences. WOHA Co-founder and lead architect, Richard Hassell, was born in Perth.

Forbes Residences presents as four organically shaped towers, connected via a series of sky gardens. Fresh air and light weave throughout every level, creating naturally lit and ventilated lift lobbies.

Residents can find an array of dining, entertainment and boutique shopping options on Ardross Street and Kintail Road, nearby to the South of Perth Yacht Club, Applecross foreshore, Applecross Tennis Club and an abundance of walking and cycling paths.

Forbes Residences starts to take shape in Perth's Applecross

Delta Australia, who developed Brisbane's Riparian Plaza skyscraper nearly two decades ago, are looking to their next game-changing project.

They've submitted plans for striking mixed-use development at 26 Cairns Street, Kangaroo Point, taking full advantage of its 4,964 sqm waterfront location on the site of the historic Evans Deakins Dry Dock area.

Delta acquired the site in mid-2019. They said they were attracted primarily by the unique and challenging opportunity it offers to create a defining development for Kangaroo Point and the city of Brisbane

They are planning a tower with 232 apartments, stacked high so there can be extensive ground place activation.

Scott Collins from Delta Australia said Kangaroo Point will play a "pivotal role" shaping the future of Brisbane.

Delta has called on both Architectus and Singapore-based architecture firm WOHA to work in collaboration on the design of the project. The pair worked together to create 443 Queen Street, Brisbane's newest landmark.

Architectus has been involved in some of the best-loved urban spaces in Brisbane like the Gallery of Modern Art, while WOHA, led by Aussie architect Richard Hassell, predominantly design projects in Singapore, but have lent their expertise to a new premium project in Perth's Applecross.

“When I met Scott in Singapore, I was really impressed by his passion to set new standards with this development," Hassell said.

"He was quite familiar with our work and was completely in agreement on our five ratios for high amenity, inner city developments. As we have worked on this project, the problem was always - how can we get this public space to work, rather than questioning whether it was necessary.”

The proposal is for 232 apartments, a mix of&nbsp;40 one-bedroom apartments, 112 two-beds, 72 three-beds, and eight four-bed apartments. 458 parking spaces will be provided across the basement levels.

"The team have worked from first principles to imagine a subtropical, sustainable, community-oriented project that would be an asset to the neighbourhood and the city.

"The desire is for Kangaroo Point to be better after the project’s completion. More connected, with more recreation and dining options, more nature, more water, more trees and flowers, more birds, more fish, more places to cycle or walk the dog, or bring the kids down to the river."

They said a key word is regenerative.

"This development will regenerate nature and biodiversity, regenerate community and social interaction, regenerate environmental services."

The rooftop will home extensive resident amenity, with a main&nbsp;pool, plunge pool, and kids pool, flanked by day beds and outdoor seating areas, a playground, and barbecue facilities. There's also a room for a kids club, a steam room and sauna, a gym with movement studio and changing rooms, a business centre and library with an event terrace and boardroom, and a "party penthouse" with kitchen, dining and seating areas. The rooftop is set in extensive landscaping by RPS.

There had been approval on the site by the former owner for two towers, one 17 levels the other 13. They were to home 311 apartments and some retail and commercial.

The journey for the project began in early 2018, when MJA Studio was presented with a unique opportunity to partner with Singapore's WOHA architects. Together, they aimed to create a distinctive and unparalleled way of life for the residents of Applecross and Australia as a whole. After planning and consideration, the project received approval in April 2020.

For their most recent luxury project in Perth, the ASX-listed property developer, Mustera Property Group, went overseas to acquire a unique design.

They had the Singapore-based WOHA to handle the architecture for Forbes Residences,&nbsp;a boutique collection of just 34 three and four-bedroom&nbsp;residences in the popular riverside suburb of Applecross.

The internationally renowned, award- winning architectural firm has important connection to Perth, through lead project architect and co-founder, Richard Hassell, who graduated from the University of Western Australia in the late 1980s.

&ldquo;Applecross offers a beautiful garden suburb environment on the peninsula, and it inspired the building form, which is expressed as four modernist &ldquo;villas&rdquo; on a romantic mountainous landscape.&rdquo;

&ldquo;This expression gave us the opportunity to create extensive &#39;hanging gardens&#39;&nbsp;which drape the podium form and extend up the roof. These gardens preserve the garden suburb quality, create greater privacy, frame views, and enhance sociability through forming &#39;neighbourhoods&#39;&nbsp;of 12 apartments each.&rdquo;

The &ldquo;mountain&rdquo; is an inhabitable landscape from the gardens shared with the public on the ground and first-level, to the social areas for the commercial and residential spaces.

&ldquo;The gardens are not just nice to look at but also perform meaningful environmental services that benefit the development site as well as the district. The extensive greenery reduces the heat island effect, noise, and dust, prevents glare, and provides a habitat for biodiversity.&rdquo;

While the group have produced high-quality and innovative designs across the globe, fitting into the context of Perth was always going&nbsp;to be a challenge. As a city with few high-rise developments, and with the suburbs known for the idyllic tree-lined streets and single family properties, Forbes Residences&nbsp;deliver something new to the western coastline.&nbsp;

&ldquo;The challenge for this development was to come up with a high-rise design that harmonises and adds greater amenity along with its higher density to its low-rise neighbourhood.&rdquo;

There are $5 million expectations for a trophy apartment in The Hyde apartment on Liverpool Street, Sydney.

The three bedroom, two bathroom 24th floor apartment last sold in 2010 at $2,345,000. There are two car spaces.

The north facing space became a $1800 a week rental offering in 2015.

It is offered by Tolga Ozer at Boutique Property Agents.

The Stockland complex, which is pet friendly, was designed by architects WOHA.

The site was purchased in 1988 by Stockland when the development company owned by Ervin Graf.

The now ASX listed company has  a range of masterplanned greenfield communities and medium density housing projects across the country with an end-market value of some $19.8 billion.

It next inner Sydney project is at 6,168sq m site located at 5-15 Dunning Avenue in Rosebery, a site secured in 2017.

Last year Stockland bought a site in inner Melbourne's Brunswick for its first apartment project in Victoria in more than 10 years.

Hyde Park, Sydney trophy apartment listed for $5 million

Brisbane is showing signs of some remarkable plans for the future, with a long list of&nbsp;skyscraper projects on the cards. In late 2019, the city welcomed the highly anticipated <a href="https://www.urban.com.au/buildings/the-horizon-collection-222-margaret-street-brisbane">Brisbane Skytower</a>, which topped out at an impressive 274 metres. However, the tower&rsquo;s height is unlikely to be surpassed any time soon, due to a few contending projects falling through or facing planning roadblocks. The reason for the lack of competition when it comes to height is due to the Brisbane Airport radar shadowing restriction, which limits towers to 274 metres &ndash; posing a challenge for developers&nbsp;wishing to exceed this height.

Despite the restriction, Brisbane is showing an upward trajectory of skyscraper development, with eight exciting&nbsp;new projects in the pipeline for the next few years.

The tower set to be delivered at 30 Albert Street by international developer World Class Land has encountered an obstacle, after discovering that the development could interfere with the Cross River Rail underground tunnel beneath the project site. 30 Albert Street has already undergone a significant design change in 2016, replacing the original green glass facade with blue and gold glass. It is not yet known when construction is likely to commence; however, you can track any project updates here.

The One is a new luxury residential development located within the master-planned Brisbane Quarter precinct. With plans originally proposed back in 2013, the project is well on its way towards a slated completion of 2020 and is currently over half-built. Located within the heart of the city, The One boasts stunning river and city views, and excellent access to world-class amenities and public transport.

While the original residential tower concept is no longer going ahead, there is still a chance for the new owners to utilise old plans or pursue a project of similar size. The initial Queen&#39;s Tower was architecturally designed by Woods Bagot, with two curved glass panels juxtaposed with slender flat planes, creating a changeable fa&ccedil;ade when viewed from different angles across the city. The striking 76-storey building will deliver 891 luxury residences, 100 serviced apartments and 2,500 square metres of dedicated retail and commercial space. Queen&#39;s Tower occupies an island site surrounded by Queen, Adelaide and Macrossan Streets.

<h2>4. Queen&rsquo;s Wharf Tower 4 (231.1m)</h2>

Followed by Queen&rsquo;s Wharf Tower 1 (190m), Queen&rsquo;s Wharf Tower 5 (180m), Queen&rsquo;s Wharf Tower 6 (160m)

The exciting new Queen&rsquo;s Wharf mixed-use precinct features four buildings &ndash; and will make an impactful debut on the city of Brisbane once complete in 2022. With design and master planning led by Cottee Parker Architects and Jerde Partnership, the development features a carefully considered range of architecturally designed public spaces, including a highly anticipated Sky Deck, rooftop moonlight cinema and River Arena. Queen&rsquo;s Wharf will also welcome five new premium hotels, 50 restaurants and bars, ballrooms, function spaces, the new Queensland Hotel and Hospitality School and 12 football fields worth of public event space.

Planned for a prominent Queen Street site, is a nature-focused 40 storey mixed-use precinct, designed by Blight Rayner. The tower will feature thriving laneway retail, a public piazza and several skyparks for the public to enjoy. In addition to the multitude of mature trees and vertical greening throughout the development, 360 Queen Street is also striving for many environmental ratings:

A new 60-level tower has been planned for Elizabeth Street and will feature 248 one, two and three-bedroom apartments. The initial design by renowned architect Rothelowman was proposed in 2015 and featured a spectacular curved form to offer expansive viewpoints of the city below. The first five floors of the tower feature a large void which maximises the Buildings that Breathe concept, while ground-floor planting will aim to revitalise the streetscape. We have not heard any updates about whether this project will be commencing yet.

<h2>7.&nbsp;443 Queen Street (183.7m) </h2>

A collaborative project between Architectus and WOHA has led to an exciting new design for the 443 Queen Street site. The development is one of Australia&rsquo;s first buildings set to achieve a Generosity Index of 80 and Green Plot ratio of 197%. It embraces sub-tropical living with a carefully curated selection of native plants, cascading vertical gardens and mature trees, give this skyscraper a distinct point of difference. In <a href="https://www.urban.com.au/new-apartments/443-queen-street-brisbane">August&nbsp;last year</a>, we reported that the podium and first five floors were already&nbsp;under construction, so it&#39;ll be interesting to watch this development take shape throughout 2020.

A 60-storey residential tower with a striking black and gold fa&ccedil;ade has been planned for 500 George Street. Architect Cottee Parker has delicately integrated the existing heritage King George Chambers buildings with the modern new skyscraper. The building will feature 144 serviced apartments, student accommodation and 248 apartments. As far as we&#39;re aware, there has been no progress made on this development due to an issue surrounding easement access for construction. However, keep an eye on Urban for future updates.

Location: 217-235A George Street and 52-58 Queen Street

Brisbane City Council approved the proposed 81-storey residential tower in 2017, however, was purchased by Charter Hall with no plans to commence construction on the approved plans as of yet. The tower would have&nbsp;become Brisbane&rsquo;s tallest residential tower to date and showcase the work of Blight Rayner Architecture with its dazzling cylindrical form and protruding balconies. No.1 Brisbane has been specifically designed to activate the adjoining laneway &ndash; Burnett Lane &ndash; which is a central feature of Brisbane City Council&rsquo;s Vibrant Laneways revitalisation scheme.

The development features 200 less car parking spaces than standard requirement as a means to promote public transport use within the CBD.

240 Margaret Street (274m)

The previously planned A 91-storey residential tower was a collaborative project between Aspial Corporation and World Class Land, with design by Cox Rayner Architects. Situated next to Brisbane Skytower, 240 Margaret Street would have featured 783 apartments.

155-171 Edward Street (274m)

ASX-listed developer Dexus has recently acquired a prime site in Brisbane&rsquo;s CBD from Aria Property Group. The 171 Edward Street site comes with approved plans for an 81-storey residential tower with retail and 642 apartments.

Brisbane Square Tower 2 (170.7m)

Location: 266 George Street

In October 2018, the development application for Brisbane Square Tower 2 was withdrawn due to planning constraints, a year after submission. Set to become the second tower for Brisbane Square, the $450 million project would have featured&nbsp;43,824 square metres of commercial space and be the fourth largest commercial tower in Brisbane, standing at 36-stories high. Designed by Blight Rayner Architecture, The tower was designed by Blight Rayner Architecture and&nbsp;appeared to be suspended off the ground, with elongated structural pillars at street level, making way for an accessible civic square. Brisbane Square Tower 2 was&nbsp;also on track&nbsp;towards achieving a 6 Star Green Star Rating, with a range of environmental initiatives incorporated into the design.&nbsp;
