Tarni - 1 Tarni Avenue, Palm Beach

Most of the new apartment developments in the Southern Gold Coast's sought-after pocket of Palm Beach have been beachfront or beachside luxury.

The latest plans, by a private Melbourne-based developer, will likely offer something a little more pricepointed than what's currently on the market.

Still catering for the owner-occupier with the majority of three-bed apartments, the project, dubbed Tarni due to its location at 1 Tarni Avenue, sits on the western and non-beachside side of the Gold Coast Highway. The 792 sqm site, on the corner of Tarni Avenue and Twenty Eighth Avenue, is nearer to Tallebudgera Creek.

ByCulprit has pulled together the designs for the eight-level building, suggesting the creek, ocean coastlines and coves were the inspiration to create the architectural facade.

They said their design thinking was to "create an organic, jagged base with crushed rocks with soft off-white planes floating above wrapping down to mimic the ocean waves and its sculpted ability."

They "pinched" the building to create view corridors from each corner of the building while also creating "coves", private, protected balconies that can take in the views and create shade.

There will 23 apartments in total, a sole one-bedroom unit, six two-bedrooms, and 16 three-bedroom apartments. They will sit above two basement levels and a ground level with 45 parking spaces and 23 bicycle spaces.

Also on the ground level will be a swimming pool, wet deck with daybeds, and a gym.

The new project will opposite The Tally, the recently completed 45-apartment building by MVGS Properties at 14-18 Twenty Eighth Avenue.

Palm Beach has been the most popular spot on the Gold Coast since the pandemic. Off the plan apartment developments flew off the shelves, and there wasn't enough stock to keep up with demand.

Now the focus is mainly on the beach, where the likes of <a href="https://www.urban.com.au/news/qld/mosaic-secures-beachfront-palm-beach-site-for-latest-luxury-apartment-development">Mosaic</a>&nbsp;and&nbsp;<a href="https://www.urban.com.au/news/qld/first-look-exclusive-ignite-projects-line-up-next-luxury-palm-beach-apartment-development">Ignite Projects</a>&nbsp;and <a href="https://www.urban.com.au/news/qld/5point-doubledown-in-palm-beach-with-15-6-million-beachfront-acquisition">5Point</a>&nbsp;recently secured sites. Marquee has launched <a href="https://www.urban.com.au/new-apartments/la-belle-palm-beach-332-the-esplanade-palm-beach">La Belle Palm Beach</a>, earlier this year and <a href="https://www.urban.com.au/news/qld/marquee-net-100-million-in-sales-at-la-belle-palm-beach-apartment-development">secured $100 million in sales</a> within the first few weeks of launching, making it the city’s fastest-selling project of 2024.

So far sales prices have ranged from $2.5 million to $7 million.

Sherpa is just off the beach at their under-construction development <a href="/new-apartments/perspective-nexus">Perspective Nexus</a> which is already over 50 per cent sold having been on the market for only a few months. First look: More Palm Beach apartments planned

Brisbane-based developer Frank Developments has seen huge success at its luxury maiden Gold Coast apartment development, <a href="https://www.urban.com.au/new-apartments/mira-61-garfield-terrace-surfers-paradise-qld-4217">MIRA</a>.

The 25-level tower at <a href="https://www.urban.com.au/new-apartments/mira-61-garfield-terrace-surfers-paradise-qld-4217">61 Garfield Terrace</a>, the dress circle address in Surfers Paradise&nbsp;is made up of just 12 apartments which have been pitched as vertical beach houses. The project has already secured eight sales.

The average sale price so far is $8.25 million, with the final four apartments priced from $8.5 million.

Each of the apartments has two levels, except from the tri-level penthouse which feature its own rooftop terrace and private pool.

Frank Development CEO and Founder Frank Licastro says the double-level floorplan is traditionally reserved for the penthouse purchaser.

"At MIRA, every apartment is dual-level, meaning every resident will experience the penthouse way of life – private, elevated and life enhancing."

The two-level apartments, designed by Ferro Chow Architects and BYculprit, span&nbsp;376 sqm and feature open-plan living spaces with oceanfront balconies that capture expansive views of the beach, skyline, river, and hinterland.&nbsp;

Inspired by the natural landscape of its iconic beachfront address, MIRA's design incorporates refined details, native tones, natural lines, and a neutral palette of raw stone, organic timber, and curved glass.

Each unit at MIRA comprises four ensuite bedrooms and a versatile multi-purpose room.

Frank Developments secures sales success at luxury Surfers Paradise apartment development, MIRA

Brisbane-based developer Frank Development and joint venture partner Epoca Property Group has achieved a major milestone at their <a href="https://www.urban.com.au/developments/teneriffe-qld-4005">Teneriffe apartment development</a>, Ducale.

They've sold half of the 26 apartments in the <a href="https://www.urban.com.au/new-apartments/ducale-teneriffe-33-wyandra-street-teneriffe">Wyandra Street building</a>, having reduced the density from 37 units due to the growing demand for family-sized apartments in Brisbane.

The BYculprit-designed development offers one and two-level apartments with two and three-bedroom configurations starting from $1.1 million.

The three ground-floor apartments each comprise two bedrooms and a private plunge pool.

The building includes provisions for EV bicycle charging and a future rooftop landing pad for drone deliveries atop the eight-level structure.

BYculprit drew inspiration from the colour and textures of Brisbane's vernacular and the Brisbane River, blending Italian heritage with the elegance of nature to evoke a sense of retreat and home.

“Ducale’s slender vertical form rests lightly on the urban streetscape deviating from the typical podium style architecture and establishing a more graceful architectural outcome,” BYculprit co-founder, Luke Henderson said.

Teneriffe apartment development Ducale hits 50% sold

A new boutique apartment building is set to make its mark on New Farm, thanks to a joint venture between Frank Developments and Signature Property Partners.

Frank Developments, who are soon to launch the luxury MIRA tower on the Gold Coast's Garfield Terrace, is ran by developer Frank Licastro, while Signature Property is headed by Frank's cousin Joe.

The duo will no doubt hope to see similar success of one of Frank's first multi-res projects, Maison, which saw stellar off the plan sales, and then resales, following its completion.

They're seeking to develop just off the water at 121 Oxlade Drive. The four-level building will home just 10 apartments.

There will be seven two and three-bedroom units, and three four-bedroom penthouses.

The architects behind the design, BYculprit, say that the development will blend the legacy of Brisbane architecture with the movement and energy of the Brisbane River.

The external façade will feature natural tones, textured render, vertical balustrades and reflective glass windows, which are all inspired by the colours and textures of the river and the surrounding area.

"The soft and fluid facade is linked to the Brisbane River and mimicking the ebb and flow of water. Contouring of the building form create a dynamic facade that create light and shadow and responds to the passage of time," BYculprit noted in their design statement.&nbsp;

The building will be a nod to the traditional Queenslander house, with cascading and wrapping landscape and fine-grain lattice works forming the facade screens. The materials, finishes, and landscaping are simple yet elegant, creating a dynamic facade that plays with light and shadow throughout the day.

An abundance of landscape within the project becomes a defining feature as it wraps each balcony and roof terrace along both Oxlade Drive and Sargent Street that adds natural layout of colour and texture

Inside the apartments, living areas and bedrooms will be directed towards the natural light, pulling in daylight from the north east and the south east. The upper units will feature a central light atrium along the staircase, drawing in natural daylight and exuding an indoor-outdoor experience.

The ground floor apartments surround themselves with large private yards that encourage outdoor entertaining and recreational use directly from the living areas, while the&nbsp;apartments are all fronted with generous sized balconies extending the living areas and bedrooms to these spaces.

The building orientation will channel prevailing breezes off the river, with large sliding doors and operable windows promoting natural cross ventilation throughout.

Crowning the development will be a rooftop terrace with a pool, offering sweeping views of the city skyline and the nearby river.
