There's no slowing down in the prestige sector of the market on the Gold Coast.

FARO Broadbeach, the joint venture between&nbsp;<a href="https://www.urban.com.au/developers/bottega-property-group">Bottega Property Group</a> and <a href="https://www.urban.com.au/developers/5point-projects-pty-ltd">5Point</a>, has seen its penthouse sell for over $10 million, selling for $30,000 per sqm, a record for an off-beach apartment development.

The sale took the luxury development at 123 Old Burleigh Road to 50 per cent sold, with <a href="https://www.urban.com.au/news/qld/faro-broadbeach-secures-15-million-in-sales-following-christmas-launch">$15 million worth of apartments sold within the first week of marketing</a>.

The $80 million <a href="https://www.urban.com.au/new-apartments/faro-broadbeach-123-old-burleigh-road-broadbeach">FARO</a>, comprising just 15 apartments just one row back from the Broadbeach sand, is a redesign and relaunch of the former 123OBR project which Bottega was marketing before COVID hit.

Designed by <a href="https://www.urban.com.au/architects/plus-architecture">Plus Architecture</a>, FARO will home 11 full-floor, three-bedroom apartments, three five-bedroom sub-penthouses, and a sprawling three-level penthouse spread across the top three levels of the 21-level building.

The residences at FARO are a rare collection of full-floor homes, characterised by generous, curated interiors defined by relaxed textures and opulent finishes.

Currently in the construction phase of their luxury Palm Beach apartment development Ophira, builder-developer <a href="https://www.urban.com.au/builders/5point-projects">5Point Projects</a> has locked in its next project in the southern Gold Coast.

They're not straying far, staying in <a href="https://www.urban.com.au/developments/palm-beach-qld">Palm Beach</a>, and on the beachfront. They've paid $15.6 million for a double-block of 824 sqm at 171-173 Jefferson Lane, a block that offers 20 metres of absolute beach frontage.

Dove said 5Point Projects was currently working up plans for the site but confirmed a boutique luxury apartment project in line with our brand was in the mix.

The next project is expected to launch later this year.

There are only two apartments left in the eight-apartment Ophira. Construction is well underway with basement works now completed. That's expected to be completed in mid-2025.

The sales of Burly Residences are being managed by <a href="https://www.urban.com.au/project-marketer/total-property-group">TOTAL Property Group</a>, who is fielding enquiry from both Australian and international buyers.

The majority of purchasers have come from Queensland (50%), of which half are Gold Coast locals.

Victorian buyers have purchased 23 per cent of apartments sold at Burly, 13 per cent of buyers are from New South Wales, three per cent are from ACT, and 10 per cent have come from overseas.&nbsp;

Demolition paves the way for DD Living's Burly Residences in North Burleigh

Following the recent completion of its luxury Palm Beach apartment development Cabana Palm Beach, Josh Foote's Ignite Projects has secured its next development site.

They've paid around $7 million for Laurieton House, a 1960s apartment development at 186 Jefferson Lane, up the road from the Palm Beach Surf Club.

They bought the site through GV Property Group's Antonio Mercuri and Luke Reaby, who also sold the 1,600 sqm block to Sydney-based developer Daascon in 2022.

<a href="https://www.urban.com.au/developers/ignite-projects">Ignite</a> will be looking to revise the 14-level plans Daascon had for the site, instead opting for a code assessable nine-level building which Foote says will be similar to Cabana on&nbsp;Nineteenth Avenue.

“No two projects are the same and we define ourselves by our point of difference, as each project is refreshingly original, but there will be similarities to Cabana,” he says.

“We live, surf and socialise in the area and respect the community so our impact is our legacy.”

Ignite sold out Cabana in 2021, within eight weeks of its launch on Boxing Day 2020.

GV Principal Antonio Mercuri says the sale is&nbsp;a great result for the community.

“These older unit blocks like Laurieton House have well and truly had their day, but it’s great to see a local developer see the potential in the property and look to build a project that neighbours would be much happier with.

“I think that comes from just knowing the area. “It certainly helps when the developer lives locally and is raising their own families here - they genuinely want what’s best for the Coast.”

Daascon’s plans for the 14-floor tower on the site were approved by Council but were the subject of an appeal at the time of their decision to sell the property.
