Melbourne developers Roulston and Moda have teamed up to release a rare opportunity to buy an off the plan apartment on Malvern East's Central Park.

The project, dubbed&nbsp;<a href="https://www.urban.com.au/new-apartments/central-park-385-387-wattletree-road-malvern-east">Central Park</a>, has been designed by architecture firm <a href="https://www.urban.com.au/architects/ewert-leaf">Ewert Leaf</a> at 385-387 Wattletree Road, at the northern end of Central Park near Riserva Wine and the Burke Rd/Wattletree Rd tram stop.

Construction will commence in August 2024 on the 29 apartments that will match the landscaping of the neighbouring seven-hectare park.

Central Park will be built in compliance with the Nationwide House Energy Rating Scheme’s (NatHERS) new Whole of Home rating, helping to support the economy’s transition to net zero emissions by 2050. It will be home to around 1,843 plants, enforcing&nbsp;a strong commitment to sustainability as well as connecting residents directly with nature with landscaping by <a href="https://www.urban.com.au/landscape-architect/jack-merlo">Jack Merlo</a>.

It will feature a&nbsp;30,000-litre rainwater tank and high-quality insulation for energy efficiency, as well as EV charging&nbsp;capabilities in each car space, rooftop panels targeting sustainable energy production and lower energy bills, as well as parcel lockers with a smart lock system.

Gamuda Land has commenced construction on its $90 million Fareham apartment development in St Kilda, following the appointment of family-owned construction firm Markscon.&nbsp;

Designed by architects <a href="https://www.urban.com.au/architects/bayley-ward">BayleyWard</a>, Fareham will aim to achieve a minimum 7.5 Star NatHERS rating and will be powered by an embedded network providing 100 per cent renewable energy, including rooftop solar photovoltaic panels. Sterling Global’s $520 million Collins Street hotel and apartment development approved

Privately-owned developer, Sunkin Property Group, has formally appointed SK Construction to deliver on its $600 million masterplanned development, Highett Common, in Melbourne’s bayside.

The partnership commences a unique builder-developer relationship between the two companies, with SK Construction and <a href="https://www.urban.com.au/developers/sunkin-property-group">Sunkin</a>&nbsp;forming a completely exclusive agreement to deliver the developer’s existing and future project pipeline. &nbsp;

The announcement coincides with the commencement of Highett Common’s $70 million stage 1 construction program, which will see 167 new apartments completed by late 2025.

The 9.3-hectare precinct will be delivered in multiple stages over the next five years, with Sunkin anticipating the delivery of over 1000 new apartments and townhouses across the master plan by 2029.&nbsp;

Recognising construction confidence is a contributing factor to sales success, Sunkin recently completed over $10 million of early infrastructure works at Highett Common including roads, kerb and channelling, water infrastructure and early basement works. The developer has now exceeded $90 million in apartment sales at Highett Common to date, exceeding initial sales targets by $20 million.&nbsp;

SK Construction will work alongside Sunkin to further deliver on Highett Common’s net-zero ambitions, with its in-house design and procurement team sourcing internal and external materials and products that reduce energy consumption and provide the ability to rely on green electricity.&nbsp;

Solar panels will be incorporated in each of the precinct’s buildings to meet the project’s net-zero targets, meaning each residence will be able to access green electricity. Collins says ensuring one construction partner for the lifetime of the development program means that they can forward plan important elements of future construction phases, particularly around green spaces and landscaping.

The construction delivery of Highett Common will also conform to Tier 1 ISO standards across Environmental, OH&amp;S and Quality Management Systems. SK Construction has also developed a specific waste management plan to assist in achieving the project’s sustainability targets, with a certified waste management contractor in place to ensure at least 80 per cent recycled content can be effectively used. &nbsp;

The building will sit across&nbsp;197-201 and 203-205 St Georges Road, creating a 989 sqm block near Edinburgh Gardens.

In their submission to the City of Yarra Council,&nbsp;<a href="https://www.urban.com.au/architects/austin-maynard-architects" target="">Austin Maynard</a>&nbsp;Architects said the design response for the subject site takes cues from the surrounding context with reference to building height, setbacks, articulation of form and amenity.

"The height of the proposal is justifiable in the precinct when considering the significant building heights not only present in the existing build form, but more recently permitted in the approval of the Piedemontes supermarket redevelopment," Austin Maynard said.

"Significant setbacks and upper-level articulation, the reduced bulk of the proposal also assists in reducing the perception of overall height of the building."

They said, as&nbsp;a fundamental component of good design, sustainability is at the core of this proposed development.

"Passive solar gain is maximised where possible and light courts are located to allow for access to ample natural light and ventilation. This is a fossilfuel free building, with electrically run heatpump hot water. Solar PV panels on the roof will supplement the energy usage, and water collection/ re-use is maximised."

Town planner Ratio said the building proposes a flat roof form and will be of a contemporary design, comprising a suitable range of building materials including powdercoated metal, red brick and brickwork of muted tones, hit-and-miss brickwork and clear glazing.

"This material palette is derived from that of the surrounding streetscape which features predominantly heritage commercial buildings of masonry construction."

When submitting the plans for the development in October last year, Ratio noted similar and higher density projects approved in the local area recently, specifically the&nbsp;VCAT approval nearby for 66 dwellings at 25-45 Best Street and 102-114 Scotchmer Street.

The builder, <a href="https://www.urban.com.au/builders/hacer-group">Hacer Group</a>, recently completed the main structure of the building at 166 Victoria Road, allowing the architectural design by <a href="https://www.urban.com.au/architects/cera-stribley-architects">Cera Stribley</a> to be fully visible.

The 25 residences are a modern interpretation of Victorian homes, defined by brick cladding, glass balustrades, and lush landscaping.

Victoria Hill offers two and three-bedroom floor plans ranging from 130 sqm, with interiors curated by interior design studio <a href="https://www.urban.com.au/interior-designers/hecker-guthrie">Hecker Guthrie</a>.&nbsp;

Residents will have access to various amenities, including a boardroom, gym, digital concierge, private garages, bike storage, parcel delivery, and dog wash facilities.

Time &amp; Place Founder and Director Tim Price, a long-time resident of Boroondara, says the project aims to provide a lifestyle comparable to traditional <a href="https://www.urban.com.au/developments/camberwell">Camberwell</a> family homes, addressing the needs of residents who find larger homes and gardens increasingly difficult to maintain.

"Victoria Hill was crafted with these residents in mind, offering all the benefits of a significant family home, with large format terraces, breathtaking views, impeccable architectural and interior design quality and, of course, privacy," Price said.

Victoria Hill has also set new records in Boroondara for off the plan apartment sales, with three penthouses sold for a combined $30 million. One of these penthouses was purchased by Hacer Group's Vin Sammartino.

The <a href="https://www.urban.com.au/new-apartments/boroondara-vic">Boroondara</a> record had been around $6.5 million, secured in Kew for the penthouse atop Rondure House.

Time & Place take big step in Victoria Hill, Camberwell construction

Boutique property developer Kervale's completed Brighton apartment development, ESSENCE, has only one penthouse remaining.

The remaining penthouse is part of <a href="https://www.urban.com.au/new-apartments/essence-brighton-66-70-black-street-brighton">ESSENCE</a>'s Lux Living Collection, which includes four penthouses ranging from 200 sqm to 400 sqm with outdoor areas.

<a href="https://www.urban.com.au/developers/kervale">Kervale</a> has smashed the <a href="https://www.urban.com.au/developments/brighton-vic">Brighton</a> price record for selling the four-bedroom penthouse off-the-plan within its ESSENCE project for $10.2 million, equating to a whopping $22,000 sqm rate.&nbsp;

“The four-bedroom penthouse is the jewel in the crown, it has all the elements often reserved for an expansive house and truly is the epitome of luxury living in Brighton,” Kervale Sales Director Michael Ryan said.&nbsp;

Kervale Development Director, Stephen Horn said the sales were evidence the luxury apartment market is still thriving.&nbsp;
