The top five developments selling on Sydney’s Lower North Shore

ASX-listed Mirvac are taking to creating a hybrid community to form part of the group’s broader sustainability vision, as a way in which residential products can positively contribute to environmental concerns related to the built environment.

Stuart Penklis, Head of Residential, said within the property industry, Mirvac has the ability and a responsibility to influence change.

“In 2014, Mirvac made an industry-leading commitment to achieve net positive carbon emissions by 2030 as part of its ‘This Changes Everything’ strategy. The plan was revised in 2019 to define how the targets will be achieved, including maximising energy efficiencies and the inclusion of solar energy in all residential builds,” he said.&nbsp;

“Last year, Mirvac became the first Australian property company to achieve net positive in scope 1 and 2 carbon emissions, nine years ahead of our target and we continue to move steadily towards creating all-electric homes throughout our portfolio of future builds having piloted developments in Melbourne, Brisbane and Perth which will be all-electric as well to give customers solutions to power their all-electric homes with renewable electricity.”

“NINE by Mirvac, is an example of this commitment in action, but we did so with our customers front of mind. “Luma provides us with the opportunity to test the market on uptake and respond to our residents’ needs. From this we will be able to gain valuable insights around water, power and charging use,” Penklis explained.

Notwithstanding the environmental and health benefits of an electrified community, the implementation of increased electric infrastructure will future-proof the site for potential technological advancements and sustainability enhancements – positively benefitting not just the initial sales strategy from a Mirvac point of view, but resale value and return on investment for customers.

Upon completion, the site will include approximately 1000 sqm of retail and commercial space, along with a 6500 sqm park, which will open the site up to the public for the first time.

Mirvac deliver hybrid community in lower North Shore with NINE by Mirvac

Sydney developer Hyecorp has turned the first sod in their redevelopment of Club Willoughby.

They'll be transforming the transforming underutilised site into a retirement living facility, with the $95 million project 10 years in the making.&nbsp;

Known as the Heart of Willoughby, the redevelopment will see the 52-year old building replaced with a new state-of-the-art Club Willoughby, along with a 126-apartment retirement community and aged care facility, dubbed Hyegrove Willoughby.&nbsp;

A mix of one, two and three-bedroom apartments will be on offer, ranging in size from 55 sqm to 176 sqm internally, each with their own balcony or courtyard.&nbsp;

They've refurbished and extended the classic bungalow since 2008 when they paid $1,881,000.
The double brick family home has five bedrooms, three bathroom, a private entertaining deck with heated pool and a freestanding rear studio on its 613 sqm.
It was set for a November 19 auction with John McManus at LJ Hooker Willoughby.
David, who was part of the 1991 Rugby World Cup winning team which beat England in a nail-biting final, took the job at the IRFU in 2014.

Willoughby home of former Rugby World Cup winner David Nucifora sold

Nine Entertainment has settled the sale of its 50-year-old Sydney headquarters, with the $147 million deal with a Hong Kong-based group and its partners completed.
Hong Kong developer Euro Properties and its partners paid nearly $125 million in a cash transaction for the Willoughby site near North Sydney. Nine had received $22.125 million in June. 
The deal was announced two years ago. The HK developer wants to <a href="https://www.urban.com.au/expert-insights/investing/45148-nine-sells-willoughby-site-to-euro-properties" target="_blank">build nearly 400 apartments</a> on the 2.9 hectare site.
The deal came through in spite of settlement concerns following Beijing’s crackdown on offshore investments by Chinese businesses and also on outflows.  
Recently, Chinese regulators ordered the country's big banks to put the <a href="https://www.urban.com.au/news/73179-big-banks-ordered-to-put-the-brakes-on-loans-to-dalian-wanda-group" target="_blank">brakes on loans to Dalian Wanda</a> Group, putting at risk its projects in the Gold Coast and at Sydney's Circular Quay with a total value of nearly $2 billion.
In an ASX announcement, Nine said that it had "completed the sale of its Willoughby, Sydney site to Euro Properties, a Hong Kong based property investor. NEC received a deposit of $22.125m in the financial year to 30 June 2016 and cash proceeds today of approximately $125m”.
“On an after-tax basis, Nine expects to receive a total of approximately $134 million. Nine has leased back the Willoughby site until the expected completion of new premises in North Sydney in 2020.”
Nine has plans to relocate to North Sydney's tallest tower at the new 39-storey, 1 Denison Street tower being developed by Gary Rothwell's Winten Property Group and due for completion in 2020, added The Australian Financial Review.
The broadcaster will base its production, sales and digital operations in the new tower. 
Euro Properties and its Sydney-based partner Lotus, led by director Michael Jiang, have plans for a five-building residential development at the site.
Euro’s other project in Sydney is an apartment tower on Castlereagh Street. It has a presence in the US, Hong Kong and Singapore as well, including a mixed-used tower at 118 East 59th Street in New York, its first in Manhattan.
Its partner Lotus focuses on restaurants and property in Sydney and recently scooped up the leasehold commercial property Chatswood Central in Sydney's lower north shore for about $115 million, with another partner iProsperity.

Psychologist John Aiken, who pairs the Married At First Sight couples, pulled his Willoughby East home from weekend auction — after he and his wife simply couldn’t find another home to fall in love with.
Aiken paid $1.86 million for the home in 2014 — with his wife, former newsreader turned interior designer Kelly Swanson-Roe —then undertaking a renovation.
LJ Hooker agent John McManus had a $2.3 million guide for the home, before it was pulled.
The couple, who met in New Zealand, moved to Sydney about a decade ago — starting off in Waterloo before heading to the Lower North Shore.
The Willoughby East home has been modernised, although it has retained some of its traditional features such as its leadlight windows, high ornate ceilings and picture rails.
It has four bedrooms, and sits in 605 sqm of landscaped gardens, which include an alfresco terrace, firepit, spa and a cubby house. 
Aiken appeared on TV discussing relationships as far back as Channel 9’s Mornings With Kerri-Anne. It was set to be a busy weekend for Aiken given there’s also the airing of the MAFS finale — his 6th.
